The following briefly describes the application and the necessary Public Approvals. See also https://rb.gy/ewgkjo  PROJECT DESCRIPTION: The applicant is requesting preliminary short plat approval and a street modification to subdivide a vacant property into two (2) lots. The project site (APN 3342103250) is located at 3215 Park Ave N. The site totals approximately 17,722 square feet (0.4 acres) in area, is zoned Residential-6 (R-6), is has a Comprehensive Plan Land Use Designation of Residential Medium Density (MD). The proposed lots would be approximately 8,933 sq. ft. (Lot 1) and 8,656 sq. ft. (Lot 2) in size. The applicant received approval for a five (5) lot short plat on the adjacent parcel to the north (LUA20-000237). As part of the short plat, two (2) tracts (Tract B and D) were established with the intent to incorporate them into the new lots a part of the subject short plat. The addition of the two (2) tracts to the project site will be accomplished via a lot line adjustment completed under a separate land use process or similar mechanism. One new single family home would be constructed on each of the new lots. Access to the proposed lots would be provided via individual driveways off a new public road being constructed as part of the adjacent short plat (LUA20-000237). The applicant has proposed the removal of the single tree located on the site. Critical areas mapped on the site include a moderate landslide hazard and the Wellhead Protection Area Zone 2. The applicant submitted a Drainage Report, Arborist Report, and Geotechnical Report with the application.
