EIS OPTION 1
This is the development scenario if no changes are
made to the zoning code
Commercial buildings are loosely located across the
site.
• Significant surface parking built with each
commercial building.
• Lack of density does not create a district
identity and has a low level of district walk-
ability.
• Underutilized connections to available transit.
• Does not meet intent of highest and best use
of the site in context of the growing city of
Renton.

ALTERNATIVE 2 | LOW DENSITY DEVELOPMENT
EIS OPTION 2
This is the low density development scenario which
strikes the best balance between density and viable
program.
• The residential buildings are arranged on the
south and west portions of the site, making
use of proximity to the commuter rail and easy
walking distance to nearby bus routes.
• Views from residential buildings make use of
the wetland and ponds on site.
• Residential buildings are conceived as part
of mixed use development above a parking
podium that includes ground floor retail.
• Commercial use is located along Oakesdale for
better visibility and proximity to bus routes.

ALTERNATIVE 3 | MAXIMUM DEVELOPMENT
EIS OPTION 3
This is the maximum development scenario for the
site as defined in the EIS process
• The residential buildings are arranged on the
south and west portions of the site, making
use of proximity to the commuter rail and
easy walking distance to nearby bus routes.
Residential buildings have a larger and denser
footprint.
• Views from residential buildings make use of
the wetland and ponds on site.
• Residential buildings are conceived as part
of mixed use development above a parking
podium that includes ground floor retail.
• Commercial use is located along Oakesdale for
better visibility and proximity to bus routes.
Additional commercial buildings are located
adjacent to commuter rail station.
