SUBJECT: "On Hold" Notice #2 – Final Notice
Tran Short Plat, LUA22-00276, SHPL-A, MOD
Dear Mr. Sowder,
The Planning Division of the City of Renton accepted the above master application for review on July 27, 2022.
During review of the submitted project documents, staff determined that additional information was needed in
order to proceed with review of the application and requested the subject information on August 23, 2022 (letter
attached).
As of the writing of this letter, the information has not been submitted to staff and review of the application has
remained on-hold. In order to ensure the application proceeds in a timely manner, please submit the required
materials within sixty (60) calendar days of this notice so that review of the application can continue. If the
materials are not received by the end of the sixty (60) day deadline, the short plat application shall be void and
a new application and associated fees will be required in order to proceed with the project.

Dear Mr. Sowder,
The Planning Division of the City of Renton accepted the above master application for review on July 27, 2022.
During review of the submitted project documents, staff has determined that additional information is needed in
order to proceed with review of the application. Specifically, the applicant shall address the following:
- Provide updated Technical Information Report that complies with the 2022 Renton Surface Water Design
Manual
- Update site plan to show joint use driveway tract between lots 1 and 2 as required in original Tran Short
Plat decision and as shown on the civil construction permit documents.
- Update conceptual landscape plan to comply with landscape requirements in RMC 4-4-070, including
adding on-site trees to meet tree density minimum, providing street trees in front of all three lots, and 10
feet of on-site landscaping along all lot frontages.
At this time, your project has been placed “on hold” pending receipt of the updated project documents identified
above and in the attached memo. The maximum time for resubmittal shall be within ninety (90) days of this notice,
unless an extension is approved by the Current Planning Project Manager. Please contact me at (425) 430-7219 if

Dear Mr. Sowder,
The Planning Division of the City of Renton accepted the above master application for review on July 27, 2022.
During review of the submitted project documents, staff determined that additional information was needed in
order to proceed with review of the application and requested the subject information on August 23, 2022. The
updated documents were received in December 2023. During review of the updated civil plans and Technical
Information Report (TIR), staff determined that additional information/corrections are needed in order to
continue review (below).
1. Predevelopment and post-development basin maps showing the land uses are required and shall be
included in the TIR.
2. The proposed on-site landscape/lawn areas shall be included in the detention vault modeling since the
replaced pervious area is considered as Target Pervious Surface as show in the definition of 2022 RSWDM
PDF page 27.
3. All stormwater runoff from the target surface areas shall be routed/conveyed to the proposed onsite flow
control detention vault, or modeled as a bypassed target surfaces per section 1.2.3.2.E of 2022 RSWDM.
In order to ensure the application proceeds in a timely manner, please submit the required materials within ninety
(90) calendar days of this notice so that review of the application can continue. If the materials are not received
by the end of the ninety (90) day deadline, the short plat application shall be void and a new application and
associated fees will be required in order to proceed with the project.
