NOTICE OF APPLICATION
A Master Application has been filed and accepted with the Department of Community & Economic Development
(CED) – Planning Division of the City of Renton. The following briefly describes the application and the necessary
Public Approvals.

PROJECT NAME/NUMBER: Wang Short Plat / LUA18-000280, SHPL-A
PROJECT DESCRIPTION: The applicant is requesting preliminary short plat approval for the
subdivision of an existing 88,862 square foot (2.04 acre) site into 7 residential lots and 1 stormwater tract. The project
site is relatively flat and is located within the Residential-4 (R-4) zone. The proposed lots range in size from 9,000 to
9,837 sf in area with an average lot size of 9,164 sf and a net density of 4.2 du/ac. Tract A is proposed as a 9,155 sf
stormwater vault. The property is bordered to the west by 116th Ave SE and connects to SE 191st St. The existing
home and shed would be demolished. A new modified limited residential access road is proposed as an access road
along the south part of the lot in order to provide access to the new lots and connect 116th Ave SE to SE 191st St at
117th Pl SE. The applicant is requesting a modification from street standard improvements to construct an access
road consisting of a 20-foot paved surface, 0.5-foot wide curb and a 5-foot wide sidewalk. No critical areas were
identified on the subject property. The applicant is proposing to retain nine (9) of the 91 existing onsite trees. The
applicant has submitted an Arborist Report, Geotechnical Report and a Preliminary Technical Information Report
with the application.
