The project site comprises Parcel No. 2144800535, which is 0.61 acres in size. The site is bordered to the north by S 132nd St and to the east and west by residential property. Administrative site plan review is required for this project. The property and surrounding area are zoned Residential-14 (R-14). The project proposes the development of 5 townhouses. S 132nd Street will be improved with Curb, gutter, planter strip, and sidewalk. The townhomes will be accessed by a paved driveway approach for garage/parking and emergency vehicle access. A pedestrian walkway will be provided for access to the front entrance to each unit as well as amenity/community space located south of the units. The site is vacant and undeveloped. There are no existing trees within the development area. Critical areas are located south of our project area. We are requesting reduced buffers to accommodate the development of 5 townhouses. The critical area report, prepared by Eastside Environmental Pros documents the onsite and nearby critical areas as well as recommended mitigation measures associated with this residential development. A geotechnical report was prepared by Nelson Geotechnical Associates, Inc., dated March 28, 2025. Soils consist of surface topsoil and native glacial till beneath. All test pits encountered slight perched groundwater. The report is included with this application. The site disturbed area will be approximately 0.35 acres. The total estimated construction cost for the project is $3,264,900. A traffic study is not required for this development since we are only creating 5 new residential units.
