Subject: Mitigation Fees S Utility System Development Charges

Dear Mr. Alexander.
The purpose of this letter is to provide a breakdown of the appixabie fees for the development of
the property(s) referenced above.
Please note that previous estimates given for the site were based on the completion of a `fee
segregation' for the property. The City has assumed that the new development proposals
contemplated for the site would include the subdivision., or short plat, of the site into two individual
parcels. The following development fees would apply to each parcel/project indnridualty.
• Traffic Mitigation Fee - This fee would be calculated at a rate of $75.00 per each new
average daily trip ittrbutable to the specrfic project. For these particular uses, the City would
implement trip calculations based on big box retaiF* uses as established by the Institute of
Transportation Engineers (ITE) Manual.
• Fire Mitigation Fee - This fee would be based ar a rate of $0.52 per square foot of new
building area for each at the proposed buildings.
• Water Svstem Development Charges - Charges would be based on $0.154 per square foot
of prop•'-y area, with credit given for previous payment of 68,000 square feet of area.
• Wastewater System Development Charges - Charges would be calculated at $0.106 per
square foot of property area, with credit given for previous payment of 68,000 square feet of
area.
