The purpose of this letter is to provide you with a final breakdown of the fees assodated
with the development proposal referenced above. After discussion among Department
Administrators. the following list represents the development fees that will be applied to
this project_
• Fire Mitigation Fee: $78,624.00
(based on $0.52 per sf of building area)
• Traffic Mitigation Fee: $90,633.75
(based on $75.00 per new daily tip
attributed to the project)
• Water and Sewer $70,111.3

In response to your request to further analyze the method used for calculating they
Traffic Mitigation Fee, staff has determined it would be most appropriate to distinguish
the amount of trips generated by the warehouse portion of the building from the area
dedicated to retail use. Based on this distinction, a total of 1,208-45 daily tips would be
generated by the development (178.56 trips for warehouse / 1,029.89 for retail). The
revised calculation, which is reflected above, is also based on the daily trips generated
by the project as opposed to peak hour trips to the site.
As we discussed last week, the City's Transportation Division has provided a plan that
establishes the improvements anticipated to be necessary for the creation of the left -
turn at the Park Avenue and Lake Washington Boulevard intersection. These
channelization improvements to be installed by the applicant are estimated at a cost of
appro)dmately $18,000 - $25,000.
