PROJECT NAME: Fry s Electronics
DESCRIPTION OF PROPOSAL: The applicant is requesting Environmental (SEPA) Review for the
construction of a 151,200 square foot singie story, stngie tenant retail building for use as a Fry's
Electronics store. The site is located within the Heavy Industnal (IH) zoning designaticm and is currently
developed as an asphalt parking lot (formery Boeing Lot 6). The property is bordered by the Burlington
n
Northern and Santa Fe Railroad right-of-way to the east. Garden Avenue North to the west, and North 8
Street to the south.

MITIGATION MEASURES:
1. The applicant shall pay the appropriate Fire Mitigatx)n Fee based on a rate of SO-52 per square
foot of new building area. The fee is estimated at $78,624.00 (50.52 x 151.200 square feet =
$78,624.00) and is payable pnor to the issuance of building permits.
2. The applicant shall pay the appropriate Traffic Mitigation Fee based on a rate of 575-00 per net
new daily trip to the site geierated by the project The fee is estimated at $101,379.75 ($75.00 x
1,351.73 net new dairy trips = 5101,379.75) and is payable prior to the issuance of building
permits
3 The applicant shall ostall channelizaton and traffic signal modifications in order to implement the
westbound Park Avenue to southbound Garden Avenue ieft-turn at the Park Avenue North / Lake
Washington Boulevard / Garden Avenue North intersection. The satisfaction of this requirement
shall be subject to the review and approval of the Development Services Division prior to the
issuance of a Certificate of Occupancy for the project.
4 The applicant shall comply with all recommendations contained within the GeotechniCal Report
dated March 23- 2001, prepared by Kleintekier, with ragard to site preparatroti, project
construction and design The satisfaction of this requirement shall be subject to the review and
approval of tfie Development Services Division poor to the issuance of building permits.
