installation for Fire Sprinkler System will be required". DCVA installations outside the building
shall be in accordance with the City of Penton Standards.
For DDCVA installations proposed to be installed inside the building. applicant shall submit a copy of
the mechanical plan showing the location and installation of the backflow assembly inside the
mechanical room. Installation shall be in accordance with the City of Renton's requirements. DDCVA
shall be installed immediately after the pipe has passed through the building floor slab. Installation of
devices shall be in the horizontal position only- A separate utility permit and separate plans will be
required for the installation cf the double detector check valve assembly for the fire sprinkler system,
if backflow device is to be installed inside the building.
6. If building exceeds 30 feet in height, a backflow device will be required to be installed on the
domestic water meter.
SANITARY SEWER
1 A Sewer System Development Charge (SDC) of $95,145.07 is owed on this site. The rate is based
on 897,595 sq. feet x $0.160. 68.000 sq feet was previously assessed. This is payable at the time
the utility permit is issued.
2. If food preparation facilities are proposed, a grease trap or grease interceptor will be required.
SURFACE WATER
1. No new impervious surface area has been created at this site, therefore no Surface Water System
Development Charges are owed. Detention and water quality are not required.
STREETIMPROVEMENTS
1. The traffic mitigation fees will be assessed at $101.379.75. See attached Mitigation Fee Report
2. Full street improvements including 5-foot sidewalks, and street lights are required to be installed
along N. 8`" Street and Garden Ave. N. Separate street lighting plans shall be included with civil
utility plans.
3. The driveway on North 8" appears to have been relocated to the west to match PACCAR's driveway
across the street. Channelization will be required on Park Ave to provide a left turn lane onto Garden
Ave.
4. All wire utilities shall be installed underground per the City of Renton Undergrounding Ordinance. If
three or more poles are required to be moved by the development design, all existing overhead
utilities shall be placed underground. Existings transmission lines along Garden are exempt from the
undergrounding requirement.
GENERAL COMMENTS
1. All construction utility permits for utilities, drainage and street improvements will require separate
plan submittals. All utility plans shall conform to the Renton Drafting Standards, which are attached
for reference. Plans shall be prepared by a licensed Civil Engineer.
2. When the utility plans are complete, please submit three (3) copies of the drawings, two (2) copies
of the drainage report; permit application and an itemized cost of construction estimate and
application fee at the counter on the sixth floor. A fee worksheet is attached for your use, but prior to
