SUMMARY OF PROPOSAL: The applicant is requesting Environmental (SEPA) Review for the construction of a 15foo[
single story, single tenant retail building for use as a Fry s Electronics store. The project site consists of the southern 12-�e
21-acre parcel. The building would be situated on the south end of the site with the majority of the parking located on the north
of the structure. Associated landscape, parking (900 stalisLand utility improvements are included with the proposal. Additional trees
and landscaping are also proposed along the site's North 8 Street frontage in order to screen the loading Pock area and the `back'
of the building. Access to the development is proposed via Garden Avenue North on the west and North 8 Street on the south.
