SUmmARY OF PROPOSAL: The applicant is requesting Erna onfnental (SEPA) Review for the construction+ of a 15122W square foot
single story, single tenant retail !wilding for use as a Fry's Electronics store. The project site consists of the southern 12-acres of the
21-acre parcel. The !wilding would be situated on the south end of the site with the majority of the parking located on the north side
of the sm;cture. Associated landscape. Parking (900 stalts�and ubiity improvements are included w+th the proposal. Additional trees
and laridscaping are also proposed along the site's North 8 Street frontage in order to screen the loading dock area and tf`>e 'back'
of the iwikiing. Access to the development is Proposed -a Garden Avenue Norm on the west and North 3, Street on the south_
