SUMMARY OF PROPOSAL: The applicant is requesting Environmental (SEPA) Review for the construction of a 151,200 square foot
single story, single tenant retail building for use as a Fry's Electronics store. The project site consists of the southern 12-acres of the
21-acre parcel. The building would be situated on the south end of 4he site with the majority of the parking located on the north side
of the structure. Associated landscape, parking (900 stails�and utility improvements are included with the proposal_ Additional trees
and landscaping are also proposed along the site's North 8 Street frontage in order to screen the loading dock area and the 'back'
of the building. Accass to the development is proposed via Garden Avenue North on the west and North 8 Street on the south
