SUMMARY OF PROPOSAL: The applicant is requesting Environmental (SEPA) Review for the construction of a 151.200 square foot
surgle story, single tenant retail building for use as a Fry's Electronics store. The project site consists of the southern 12-axes of the
21-acre parcel_ The building would be situated on the south end of the site with the majority of the parking located on the rotth side
of the stnicture. Associated landscape parking (900 stalls).znd utility improvements are induded with the proposal_ Additional trees
and landscapirg are also proposed along the site's North 8- Street frontage in order to screen the loading dc, k area and the -back'
of the building. Access to ;he development is proposed via Garden Avenue North on the west and North 8r Street on the south.
