Project name size and location:
DLR Group is submitting this Environmental Review Application for a Fry's Electronics
Store proposed on a 12.02-acre portion of a 21.35-acre site located northeast of the
intersection of Garden Avenue North and North 8td Street in the city of Renton,
Washington. The address is 900 Garden Avenue North.
Zoning designation of the site and adjacent properties:
The site is currently zoned Heavy Industrial (IH) and is developed as a relauvety flat
asphalt parking lot for The Boeing Company. The Burlington Northem and Santa Fe
Railroad Right of Way borders the site to the east.
Current use of the site and any existing improvements
The site has virtually no landscaping. no trees. and does not have an existing building on
the site. With our proposed design, we will be adding landscaped areas, removing a
portion of the impervious asphalt, and providing a quality retail building to attract interest. \
Special site features:
No special features exist on the site

Soil type and drainage conditions:
The site is currently a paved asphalt parking lot. This lot lies over about 2 of fill atop
interbedded post -glacial floodplain deposits. Currently stormwater sheet flows across
the pavement surface and into several onsite catch basins. There appears to be no
stormwater infiltration currently happening on site. None is purposed. as the soil type is
not suitable for this type of stormwater disposal_
The City of Renton drainage maps indicate there is a 42-inch storm drain in N 8°i Street
and parallel 72-inch and 42-54-inch storm systems in Garden Ave N The site currently
drains to the 72-inch storm system in Garden Ave N. This system flows north. crosses
NE Park Drive. and discharges to Lake Washington. The proposed development will
maintain this drainage path.
Proposed use of the property and scope of the proposed development:
The proposed Fry Electronics Store is designed to be a 151.200 square feet (360 feet
by 420 feet), single story, single tenant retail building. The buiidmg shall be situated in
the 12-acre portion at the south end of the site with the majon:y of the parking to the
north of the building- The loading dock and 'back" of the budding will be well screened
from North 8°i Street with trees and landscape Due to its use. delivery trucks will be
