entering and leaving the site throughout the day. Our site design provides a route that
trucks may easily follow and not disrupt normal traffic. The parking area will be
landscaped through street trees and islands with native trees and groundcover. A
pedestrian walk is designed through the parking lot as and added landscape feature.
The remainder of the site will be left undeveloped. and designated for future
development not a part of this submittal.
Access:
The site will be accessed via Garden, Avenue North on the west and North 8° Street to
the south. The 405 Interstate Highway runs along the east side of the site with an off -
ramp onto Park Avenue, the street to the no, of the site.
Proposed off -site improvements:
As the site exists, there is not a specific need for off -site improvements on this site such
as sidewalks or fire hydrants.
Total estimated construction cost and estimated fair market value
The total construction costs are estimated to be $8 million.
Estimated quantities and type of materials involved if any fill or excavation is proposed -
The site is relatively flat; therefore. minimal fill will be brought on to the site to improve
drainage, and excavation will mostly be in order to replace unusable soil with structural
fill.
Number. type, and size of trees to be removed
Trees do not currently exist on the site.
Explanation of any land to be dedicated to the cjty
No land will be dedicated to the city.
Any proposed job shacks sales trailers, and/or model homes
A temporary construction trailer will be required during construction.
Areas of special concern discussed with the Development Services Department:
One area of corcern of the project is the amount of fire flow available to the site. It was
pointed out to DLR in our Pre -Application meeting on January 11. 200 in order to have
Type VN building construction. the site would require a fire flow of 6000 gpm, 4300 gpm
is currently available at the site DLR has discussed the options with Abdoul Gafour, the
Water Utility Engineering Supervisor It is possible to achieve the required fire flow by
installing a 12-inch fire !cop and adding three fire hydrants to this loop. DLR is
proceeding in this direction
