11. If the building exceeds 30 feet in height, a hackflow device will be required to be installed on the domestic water
meter.
Plan Review — Sanitary Sewer
1. There is aft existing 8-inch sewer main on Garden Avenue North. There is also an existing 20-inch sewer main
on North 8 Street.
2. A Sewer System Development Charge (SDC) of 595,145.07 is owed on this site. The ate is based on 897,595
square feet x $0.160 (credit has been given for the 68,000 square feet previousty assessed). This fee is
payable at the time the utility permit is issued. -

3. If food preparation facilities are proposed, a grease trap or grease interceptor will be required
Plan Review — Surface Water
1. There are existing storm facilities on Garden Avenue North and North 8� Street.
2. No new impervious surface area has been created at this site, therefore no Surface Water System
Development Charges are owed. Detention and water quality are not required.
Plan Review — Transportation
1. There is curb and gutter fronting the property.
2- If not already in place full street improvements including 5-foot sidewalks. and streetlights are required to be
installed along North e Street and Garden Avenue North, Separate street lighting plans shall be included with
civil utility plans.
3. It is anticipated that the existing sidewalk on the north side of North 8' Street abutting the site would be
removed and not replaced in order to accommodate the South Transit project. The existing combined
pedestnan/bicycle fa!4tty on the south side would be maintained to provide east -west pedestrian access along
this section of North 8 Street.
4. The driveway on North 8°i has been located to match Paccar's driveway across the street.
5. Channelization will be required on Park Avenue North in order to provide a left turn lane onto Garden Avenue
North.
6. All wire utilities shall be installed underground per the City of Renton Undergrounding Ordinance. If three or
more poles are required to be moved by the development design, all existing overhead utilities shall be placed
underground. Existing transmission lines along Garden are exempt from the undergrounding requirement.
'1 Plan Review — General Comments
1_ All construction utility permits for utilities, drainage and street improvements will require separate plan
submittals. All utility plans shall conform to the Renton Drafting Standards, which are attached for reference.
Plans shall be prepared by a licensed Civil Engineer.
2. When the utility plans are complete, please submit three (3) copies of the drawings, two (2) copies of the
drainage report; permit application and an itemized cost of construction estimate and application fee at the
counter on the sixth floor. A fee worksheet is attached for your use. but prior to pre�,anng a r.•heck, it is
recommended to cell 425-430-7266 for a fee estimate as generated by the permit system
3. The fee for review and inspection of these improvements is 5% of the first S100,000 of the estimated
construction costs; 4% of anything over 5100.000 but less than $200,000, and 3% of anything over 5200,000.
Half the fee must be paid upon application.
