Because these notes are provided as information only, they are not subject to the appeal process for environmental determinations. Planning 1. Due to the future dedication of the 15-foot setback area adjacent to North 8°i Street for use by Sound Transit for the North 8'/1-405 HOV Direct Access Interchange project, the applicant will be required to revise the landscape plan to reduce the plantings proposed along the site's North 8, street frontage. The landscape plan should be revised to include low maintenance, drought tolerant plantings to be maintained until such time the area is needed for the Sound Transit project. The satisfaction of this requirement will be necessary prior to the issuance of building permits for the project. 2. The site is located within the Heavy Industrial (IH) zoning designation. Bulk retail uses are considered primary permitted uses in the IH zone. 3. The IH zone does not contain provisions which restrict building height or lot coverage. 4. A minimum setback of 15 feet is required from non -arterial street designations. No rear or side yard setbacks are required. The proposal complies with the required setbacks with setbacks of 52 feet from the south property line (North 8' Street) and 40 feet from the west property line (Garden Avenue North). 5. A minimum landscape width of 15 feet is required along non -arterial street frontages. The proposal complies with this requireme ,9,985 square feet or perimeter landscaping). 6. A minimum of 5-7b of the interior of the parking area must be landscaped in a manner which reduces the barren appearance of the lot. The 307,895 square foot parking area includes 15,516 square feet of landscaped area, or 5.03% of the lot as requi: ed. 7. All landscaped areas must contain underground irrigation systems. 8. All outdoor storage. garbage, refuse compactor or dumpster areas must be screened. 9. Based on a parking ratio of 4 to 5 parking spaces per 1,000 gross square feet of retail area, a minimum of 605 to a maximum of 756 parking stalls are required for the site. The project includes 756 parking spaces and complies with stall dimensions, aisle widths, compact stall percentages, and provision of accessible stalls as ruquired. 10. The proposed loading area provides adequate back out distance as required by code (minimum of 100 feet)- It- Only one freestanding business sign (pole, monument/ground, projecting. or roof mounted) is permitted per street frontage for the site. Proposed signage must comply with the size limitations outlined in the City's sign regulations (RMC 4-4-1 OO.E). Building 1. Pilings shall be monitored by geotechnical engineer of record and installed by experienced contractor. Airport 1. Approval of this project establishes that the use at this site is compatible with the operation of the Renton Municipal Airport and aircraft utilizing the airport 24-hours per day, 7 days per week. Fire 1. The preliminary fire flow is 6,500 gpm. 2. One hydrant is required within 150 feet of the structure and five additional hydrants are required within 300 feet of the structure. 3. Separate plans and permits are required for the installation of the fire alarm and sprinkler systems. 4. Fire Department access roadways are required within 150 feet of all portions of the building exterior. Roadways must be a minimum of 20 feet in width with a turning radius of 45 feet on the outside and 25 feet on the inside. Police 1. Approximately 77.45 Calls For Service (CFS) annually are estimated for the proposal. Plan Review - Water 1 There is an existing 12-inch water main on Garden Avenue North and an existing 12-inch water main on North 8' Street. 2. Pressure in the vicinity is approximately 125 psi. 3. The project is located in the 320 Pressure Zone and is not inside an Aquifer Protection Area. 4. A fire flow of 6,000 (derated) gpm is available to the site. 5. A Water System Develop- lent Charge (SDC) of $138,229.63 is owed on this site. The rate is based on 897,595 square feet x SO.154 (credit has been given for the 68,000 square feet previously assessed). This fee is payable at the time the utility permit is issued. 6. The preliminary fire flow requirement is 6,000 gpm. Six (6) hydrants will be needed to serve this site. The applicant has shown three new hydrants to be installed on the new water main, however the location of three additional hydrants has not been shown on the plans. 7. Existing hydrants to be counted as fire protection must be retrofitted with quick disconnect Stortz fittings. erupt
