NOTE ON PRELIMINARY REVIEW COMMENTS CONTAINED IN THIS REPORT:
The following comments on development and permitting issues are based on the pre -application
submittals made to the City of Renton by the applicant. The applicant is cautioned that
information contained in this summary may be subject to modification and/or concurrence by
official decision makers (e.g. Hearing Examiner, Boards of Adjustment, Board of Public Works
and City Council). Review comments may also need to he revised based on site planning and
other design changes required by the City or made by the applicant.
WATER
1. There is an existing 12-inch water main on Garden Ave N. and an existing 12-inch on N. 8' Street.
Pressure in the vicinity is approximately 125 psi. A pressure -reducing valve may be required.

2. All new construction shall have a fire hydrant capable of providing a minimum of 1,000 gpm and
must be within 150 feet of the structure. There are fire hydrants in the vicinity that may be counted
towards the fire protection of this project, but are subject to verification for being within 150 feet of
the nearest comer of the building.
3. Depending on actual fire flow requirements, additional hydrants and/or a fire loop system may be
required on site. Derated fire flow in the vicinity is gpm. Existing hydrants will be required to be
retrofitted with a quick disconnect Stortz fitting. q7 ;L>
4. The proposed project is located in the 320 Pressure Zone and is not inside an Aquifer Protection
Zone.
5. A Water System Development Charge (SDC) of $0.154 per square foot of gross site area will apply.
A redevelopment credit may apply for existing water connections on the site. This is payable at the
time the utility permit is issued-
6- A separate utility permit and separate plans will be required for *ne installation of the double detector
check valve assembly for the fire sprinkler system, if backflow device is to be installed inside the
building.
7. If building exceeds 30 feet in height, a backflow device will be required to be installed on the
domestic water meter.
