SANITARY SEWER
1. There is an existing 8-inch sewer main on Garden Ave N. There is also an existing 20-inch sewer
main on N. 8Q1 Street 27 s.—PE C,-T5ktr
2. A Water System Development Charge (SDC) of $0.106 per square foot of gross site area will apply.
A redevelopment credit may apply for existing water service on the site. This is payable at the time
the utility permit is issued.
3. If food preparation facilities are proposed. a grease trap or grease interceptor will be required.
SURFACE WATER
1 _ There is existing storm facilities on Garden Ave N., and N. 8" Street.
2. A conceptual drainage plan and drainage report will be required.
3. Surface Water System Development Charges (SDC) are assessed based on the total new
impervious surface square footage as reflected in the final design. The charge is determined by
multiplying the gross square footage. by $0.183. These are payable at the time the utility construction

4. Due to enviro� imental issues potentially impacting the site and the close proximity to a fish bearing
lake and stream, applicant may be requested to address water quality treatment.

STREET IMPROVEMENTS
1. The traffic mitigation fees will be assessed at time of site development.
2. Full street improvements including. but not limited to paving, sidewalks, curb & gutter, storm drain,
street signs and street lights are required if not already in place.
3. The driveway on North 8' must be relocated to the west to match PACCAR's driveway across the
street_ Channelizabon will be required on Park Ave to provide a left turn lane onto Garden Ave.
4_ All wire utilities shall be installed underground per the City of Renton Undergrounding Ordinance. If
three or more poles are required to be moved by the development design, all existing overhead
utilities shall be placed underground.
GENERAL COMMENTS
1. All construction utility permits for utilities, drainage and street improvements will require separate
plan submittals. All utility plans shall conform to the Renton Drafting Standards, which are attached
for reference. Plans shall be prepared by a licensed Civil Engineer.
2. When the utility plans are complete. please submit three (3) copies of the drawings, two (2) copies
of the drainage report: permit application and an itemized cost of construction estimate and
application fee at the counter on the sixtfa floor. A fee worksheet is attached for your use, but prior to
preparing a check, it is recommended to tail 425-430-7266 for a fee estimate as generated by the
permit system
The fee for review and inspection of these improvements is 5 % of the first 5100,000 of the estimated
construction costs; 4 % of anything over 5100,000 but less than 5200.000, and 3% of anything over
5200,000. Half the fee must be paid upon application.
