Zoning: The subject site is designated Heavy Industrial (IH) on the City's Zoning Map. Fry's
Electronics would be considered a "bulk retail- use, which is an outright permitted use in the IH zone
Development Standards: The 1H zone development standards and the parking regulations apply y
to the project development site. The project's compliance with these standards is addressed below:
Building Restrictions - The IH zone does not contain provisions restricting building height or lot
coverage -
Building Setbacks - A minimum setback of 20 feet is required from arterial right-of-ways and 15 feet is
required from all other street designations. Rear or side yard setback requirements are not applicable
to the project- The proposed building complies with all building setback requirements.
Landscaping - The IH zone requires all portions of the site not covered by buildings, structures,
required parking, access, circulation or service areas to be maintained as permeable areas improved
with native, drought -resistant vegetative ::over- A minimum landscape width of 20 feet is required
along arterial streets and a minimum width of 15 feet is required along all other street designations.
