If the applicant decides to pursue a variance for a reduction of the landscape setback requirement, the
variance and SEPA review would be combined into a single land use application. The application
must be submitted by the established deadline for the Board of Adjustment's monthly meetings
(schedule is attached). The review of the proposal would take an estimated time frame of 8 to 12
weeks, depending on the timing of the next scheduled Board meeting. The application fee would be
51,250.00, plus 50.34 per mailing label required for notification purposes.
Please refer to the attached application packages for a complete list of submittal requirements and
processing timelines.
In addition to the required land use permits, separate building, construction and sign permits would be
required. The review of these permits may occur concurrently with the review of the land use permits,
but can not be issued prior to the completion of any required appea! periods.
Fees: In addition to the applicable land use, building, construction and sign pc - :t fees, the following
mitigation fees will be required prior to the issuance of building permits:
A Transportation Mitigation Fee based on $75 per each new average daily trip attributable
- - to the Droject; and
• A Fire Mitigation Fee based on $0.52 per square foot of new construction.
Redevelopment credits will be applied as appropriate. A handout listing all of titre CiVs Development
related fees is attached for your review.
Future Subdivision: The information provided did not indicate if, or when, the property may be
subdivided. If the subdivision of the parcel is desired, the short plat may be processed either
concurrently with the proposed development (an addition fee of S500.00 would be necessary) or
separately.
If applied for alone, the short plat would be processed administratively within an estimated time frame
4 of 6 to 8 weeks for preliminary approval. The application fee is 51,000, plus $0.34 per mailing label
required for notification to surrounding property owners within 300 feet of the site. The applicant will
be required to install a public :nrc--;a on sign on the property. Detailed information regarding the land
use application submittal is also provided.
Once preliminary approval is received, the applicant must complete the required improvements and
satisfy arty conditions of the preliminary approval before the plat can be recorded. The newly created
lot may only be sold after the short plat has been recorded. Future development of the new parcel
would require individual SEPA approval.
