PROJECT OVERVIEW
The proposed project site is located northeast of the intersection of Garden Ave. N and North 8-
Street in Renton, Washington (see Figure I - Site Vicinity Map). The site is bounded to the north
by N Park Dr, to the south by N 8' Street, to the east by Burlington Northern Railroad ROW, and to
the west by Garden Ave N_ The site is currently developed as an asphalt parking lot. The proposed
project includes demolition of a portion of the existing parking lot and construction of a new Fry's
Electronics retail store. Project improvements will consist of construction of a new retail building,
renovation of existing parking lot, and installation of new utilities.
The project will provide stormwater runoff control and water quality treatment in accordance with
the City of Renton Stormwater Standards (1990 King County Surface Water Drainage Manual
(KCSi1DM-,)). Surface water runoff from roofs, walkways, and parking areas will be collected by
catch basins and discharged to the public storm system in Garden Ave. N in accordance with City
of Renton Engineering Standards-
E'USTLNG DRALNAGE A-N-D SITE CON-DMONS
The subject property is approximately 23 acres and currently developed with 100° o asphalt parking
surface. The proposed project consists of redevelopment of only the southern 13 acres of the site.
The project site lies within the East Lake Washington Drainage Basin. the site is relatively flat and
gently slopes from east to west.
Site runoff currently sheet flows across the site to the west where it is collected in catch basins prior
to discharging to the 72-inch public storm sewer in Garden Ave. N.
PROPOSED DRAViAGE SYSTEM
The proposed drainage system for the project site will collect runoff from new roofs and paved
areas. Surface runoff from new parking areas, drives, and walkways will be collected by catch
basins_ Surface naroff generated from the rooftop of the proposed building will be collected via
roof drains. The downspouts and footing drains will be tight -lined to the proposed conveyance
system. The proposed conveyance system will consist of typical catch basin and closed pipe
systems and will discharge to the public storm system in Garden Ave. N.
