The proposed superstore will be located at 900 Park Avenue North which is just north of the
intersection of Park Avenue North and North 8th Street in the city of Renton. Washington, as
showm on Figure 1, Vicinity Map. The overall site is a long, narrow rec- rgle, approximately 21
acres in size, as shown on the concept level site plan map, pro%zded to Kleinfelder by the DLR
Group. The site is bounded by 1vE Park Avenue, Garden Avenue N, N Sth Street and railroad
south and east sides, respectively. The property is slightly more that
tracks on the north, west,
420 feet wide by roughly 2,200 feet long, with the long axis oriented slightly est of north to
w
south. At present, only the south half of the site is planned for development.
The superstore site is situated on the north side of the Cedar River Delta, near where the River
., enters the Lake Washington Basin- Prior to the development of Renton and the filling of the site
decades ago, the area consisted of low- marshy ground along the Lake Washington shoreline.
'+ The site is Lot 6 of property formerly owned by Boeing Commercial Airplane Company. We
understand from our conversations with Mr. Duarte Hartman of Hartman & Associates
(surveyors), that Boeing purchased the site from railroad concerns in the late 1930s or early
1940s, and subsequently developed portions of this site and adjacent sites for construction of
aircraft during World War II. Mr. Hartman said that the site was marshland until the water level

of Lake Washington was lowered 10 feet in 1916, as a consequen
Lake Washington Ship Canal. He also indicated that sometime between 1916 and the early -to -
late 1940s, upwards of 10 vertical feet of fill was placed over the entire east bank of the Cedar
River Delta area, including this site. We understand that the Boeing buildings founded or
_ supported on the fill have suffered significant settlements over time-
The site is currently vacant, paved with asphaltic concrete and nearly level from the past grading
and filling activities described above. However, a slight slope to the west-northwest is apparent.
