3.0 DISCUSSION A_`r'D CONCLLSION'S
3.1 GENERAL
There are significant geotechnical issues that will have to be addressed for the proposed
development at the site. Based on the results of our exploration and analysis, we present the ,
following genera'_ conclusions:
• The site is underlain by deep, soft soils and will require a pile foundation system for
-� proper building support.

The site is underlain by several feet of peat, and will undergo continuous significant
settlement.
t - • The floor slabs should be structural slabs supported on grade beams because of the beep,
_ soft soil conditions.
• Utilities (sewers and water pipes) should be designed with flexible connections where
they pass from beneath the building structure, and should be maintained to prevent
breakage due to differential settlement.
• Pavement areas can be expected to continue to settle. Storm drainage and other facilities
will require monitoring and maintenance.
The remainder of this section discusses these and other aspects of the project. Design and
construction recomrnem ations are presented in Sections 4.0 and 5.0, respectively.
3.2 EARTHNN'ORK
The existing asphaltic pavement at the site will need to be removed prior to any excavation or
other earthwork performed at the site. The resulting pavement debris should be removed from
the site and properly disposed of Alternatively, the asphaltic concrete pavement can be crushed
and reused in general non -load bearing fill areas or in landscape areas.
3.3 FOUNDATION
We evaluated several foundation alternatives including shallow concrete footings and deep pile
foundations. Based on our engineering analysis and our March 13, 2001 meeting with the
