Dalton-
We received our FINAL inspections and sign off yesterday for Solera yesterday afternoon. There are no outstanding punch list items which remain from the COR which means Solera is now
complete with the required inspections. The building has been given the approval for move-ins to begin with no conditions outside of the requirements listed by Michael which are needed
for the issuance of the C of O. We have submitted for the official C of O document as of yesterday afternoon upon achieving FINAL Building signoff’s including all Fire Life Safety related
inspections. We have completed the 6 Civil related punch items which Michael Sippo included in the previous email, and we are scheduled to have a verification walk with the inspector
Joel McCann next week. We have completed our Final Landscaping Walk with Matt Herrera as required this past week and will be requesting Matt provide an email or letter to Michael for
confirmation in the next few days. The only items which remain are identified by Michael below.
Since we have submitted the official Certificate of Occupancy documents to the COR, we will need to ensure we complete the below items within this timeframe so that the respective Departments
can officially sign them off within the inter department timeline of 10 days.
Should the items take longer to complete, it will not impact the tenant occupancy of the building which has now been granted but will delay the official document issuance of the C of
O. The items below must not however extend past August 22nd, 2025 which is 3 months from the date of issuance of the above documents.

1. Life Safety. Completion of all life safety items. TCO has been approved by Development Engineering and no life safety items identified for civil items. I will check with other departments
and fire department prior to final recording of plat and close-out of civil permit.
2. Complete all utility, drainage, paving, grading, lighting, landscaping and street improvements for the projects, including offsite and onsite improvements, as required.
a. Record drawings are required prior to punch list inspection. See Item #6 below describing the Record Drawing process. Complete.
b. Completion of all improvements includes all outstanding punchlist items as requested from the Construction Inspector and/or the City Maintenance Division. Note: the maintenance walk-thru
period is 10 working days after the Inspector walk-thru. See attached punchlist. Once all items are complete, please contact myself and Joel McCann City inspector for final verification.
c. All franchise, building, and electrical permits associated with civil construction permits shall receive final sign off from the City. Typical work include dry utilities, demolition,
storm drainage vaults, street lighting, retaining walls, etc. In process. I am checking with our permit coordinator on any outstanding permits that need to be finaled including hydrant
meter rentals.
3. Landscape Completion. When landscaping is complete and record drawings of the landscaping have been submitted, contact Matt Herrera for landscaping inspection. Provide a letter
or email from Matt once final landscaping approval has been given.
4. Conditions of Approval. Ensure all project entitlement conditions of approval are completed (i.e. SEPA, Site Plan, Modifications, Permit, etc). See attached conditions summary that
was provided with the final plat. All conditions that were associated with Blocks A & B have been met. Some conditions will carry over to blocks C & D during their separate permit
application.
5. Deferrals. A deferral permit must be issued for any items that will not be completed prior to recording. The deferral permit shall be issued before the final punchlist walk-throughs
will commence. Typical deferral items include final lift of asphalt, raising and paving of manholes and catch basins, installation of survey monuments and striping/channelization of
the roadway.

6. Record Drawings. Submit a full signed PDF copy of the record drawings to me (along with the updated Bond Quantity Worksheet, refer to item below) for review to confirm that the record
drawings show the required information. Once confirmed, I will forward the PDF copy of the plans to the site inspector and the City Planner who will review the record drawings and
create a list of punchlist items. Once the review is complete the City will request that you make any necessary revisions and provide the following:
a. One complete PDF record drawing plan set including civil plans and landscape plans that are stamped/signed by a PE or PLS. Complete.
b. CAD file(s) of the record drawings. Complete.

8. Maintenance Surety/Maintenance and Defect Agreement. After the construction permit is signed off by the Inspector, a two year Maintenance Surety must be posted with the City for 20%
of the value of the public improvements to be turned over to the City which is noted on the final page of the City approved project Bond Quantity Worksheet (see Item #7). The original
