If necessary, prepare and record a deed transferring ownership of the portion of land depicted in the lot line adjustment map. We recommend that the legal description for this document be prepared by a surveyor. Please submit two sets of an original signed mylar and a check for $15.29 made out to CD&L at the sixth floor counter of City Hall to my attention. Please verify that the mylars have been signed by all owners of record and have been notarized with an ink stamp (not embossed). The ink stamp must be*legible so that King County will promptly record the lot line adjustment. This decision to approve the proposed lot_ line adjustment is subject to a fourteen (14) day appeal period from the date of this letter. Any appeals of the administrative decision must be filed with the City of Renton Hearing Examiner.by 5:00 p.m., January 31,'2003. Appeals must be filed in writing together with the required $75.00 application fee with: Hearing Examiner, City of Renton, 1055 South Grady Way, Renton, WA 98055. The following changes will be necessary in order for the City to approve your proposal: 1. Note the City of Renton.land use action number and land record number, LUA- 02-136-LLA and LND-30-0257, respectively, on the drawings in the spaces already provided. Also note these same city designations in the "DETERMINATION" block on Sheet 1 of 2. 2. Note the date the existing.monuments were visited, per WAC 332-130-150. 3. A tie to the City of Renton 'Survey Control Network is needed. This can be accomplished by prefixing the "PLAT" reference under the "LEGEND" block (Sheet 2 of 2) .with: "TIE TO.THE' CITY OF RENTON SURVEY CONTROL NETWORK PER ...". 4. Lot 16 is located at 5429 NE 2° Court, and Lot 17 is located at 219 Lyons Avenue, both in Renton, Washington. The purpose of this lot line adjustment is allow specific Conner Homes house plans to fit on each lot'and achieve all required building setbacks from lot lines. The lots (16 and 17) are currently unoccupied, but are graded for house construction and have all necessary utilities stubbed to them. There are no special site features on these lots (i.e. wetlands, water bodies, steep slopes). The proposed future use of the lots will be single-family residences in accordance with the recorded Sienna final plat. There are no proposed code modifications being requested.
