Please submit two sets of an original signed mylar and a check for $15.73 made out to CD&L at the sixth floor counter of City Hall to my attention. Please verify that the mylars have been, signed by all owners of record and have been notarized with an ink stamp (not embossed). The ink stamp must be legible so that King County will promptly record the lot line adjustment. . This decision to approve the proposed lot line. adjustment is subject to a fourteen (14) day appeal period from the date of this letter. Any appeals of the administrative decision must be filed with the City of Renton Hearing Examiner by 5:00 p.m., June 12, 2003. • . The following changes will be necessary in order for the City to approve your proposal: 1. Note that access to the new lots shall be via a shared driveway accessed primarily from Queen Avenue NE. 2. Comment: If the applicant/owners of the lots, would like to prevent through traffic a method of access control (a 20 foot wide gate or a chain and padlock) approved by the Fire Department would be required and could be located between the two lots at the access easement/driveway. • 3.. Note the City of Renton land use action number and land record number, LUA-02-138- LLA and LND-30-0260, respectively, on the drawing. The type size used for the land record number should be smaller than that used for the land use action number. 4. The City of Renton Development Planning and Property.Services Divisions evaluated the copy of a warranty deed and the plat drawing showing the utility easement located on the adjacent lot of Brentwood Park Addition for the above-referenced land use application. We offer the. following response. 1) Separate Lots; The:1966 Statutory•Warranty Deed document does not 'indicate the lots were separately conveyed. In order for the proposal to be processed as a lot line adjustment, documentation must be provided to identify that either: 1) the lots were separately conveyed; or 2) both taxiots existed prior to 1937. The documentation as provided is not acceptable. 2) Access Easement: In review of the Brentwood Park Addition plat which shows a utility easement adjacent to the subject'.parcel, the plat plan does not state that the easement provides ingress/egress (vehicular) access. The easement is labeled as a utility easement which would support utility maintenance. Therefore, the issue for legal ingress/egress access is not resolved. A document, preferably recorded, stating there is a legal access easement for ingress/egress to the subject parcel via, NE 11th Court must be submitted. If such documentation does not exist, an access easement will be required to be obtained. Before the application can be determined' as complete, the aforementioned issues are to be satisfactorily resolved. Therefore, the application is still not considered to be complete and can not be processed. If documentation relating to both issues can not be provided as outlined, staff recommends that the applicant resubmit the application as a short plat. Dear Development Services Staff: L, This letter outlines the application for the Fischer Lot Line Adjustment at 3610 NE 11th CT.Renton WA. The proposal is move an existing south lot line of parcel 136 to south of the existing house as shown on the plan.The house will be on the northern lot and the southerly lot will be vacant. The current zoning of the site and surrounding area is R-8.The current use of the site is for one single family residence.Full street improvements exist on NE 11`h CT. Queen Ave NE has paving but no curb or sidewalk.Fire access to the site will remain from NE 11`h CT. • The property is nearly flat.No new impervious surfaces are to be installed as part of this application. The proposal is to move the south lot line of parcel 136 to south of the existing house thereby meeting the City of Renton lot standards for both lots. Sanitary sewer is available in NE 11`h CT and in an easement along the south property line. The existing house is connected to the sanitary sewer on the south. A six inch water main is presently in NE 11`h CT.with an existing fire hydrant within 300 feet of the subject parcels. A Sanitary sewer stub is the only other street or utility construction that is needed to serve the proposed lots. A small amount of materials will be moved on site during construction of the side sewer. The existing parcels are 140.14 and 11,008.86 square feet in size.No additional lots will be created.The lots will range in size from 5479 to 5670 square feet.
