RE: CUP & SRP Justification Letter for Walker’s Renton Subaru’s proposed service shop expansion.
To All Staff:
Per Subaru Corporate’s audit as well as increased demand for vehicle service/repairs, Walker’s Renton Subaru
existing service department, located at 519 SW 12th St (TPN 3340404265), is proposing a building expansion to
increase the number of service bays from (19) to (39). The only change to the existing site condition and site usage
is to increase the capacity of the existing vehicular maintenance services.
We hope that our responses to the following criteria will assist in your CUP/SPR review and approval process:
a. The proposed expansion of the existing vehicular repair garage is a permitted zoning use that will not affect
or change the existing car services and shall remain compatible with the general goals and objectives,
policies and standards per the City’s zoning regulations and Comprehensive Plan.
b. The site remains an appropriate location and neither affects the overconcentration of its particular use with
the City of Renton nor within the immediate neighborhood.
c. Since this vehicular repair garage is an existing establishment, the proposed expansion will not adversely
affect the adjacent properties and businesses.
d. The proposed building expansion will be in scale with the existing building and with the surrounding
neighborhood. It will be screened mostly from most public views.
e. The minimum number of parking spaces for both the existing and building expansion will be provided.

f. The increase in traffic generated by the proposed expansion has been quantified in the Traffic Impact
Analysis submission. The traffic mitigation fees imposed by the City of Renton will be paid.
g. The proposed expansion will increase normal vehicular traffic noise, but it won’t be as loud as the traffic
noise generated by HWY 405 that abuts the site’s south property line. Any new site light fixtures (free
standing or mounted on the building walls) will be directed downward and shielded to prevent any light
spillage or undue glare onto neighboring properties.
h. The existing street landscaping will be retained. New landscaping peninsulas are proposed at the
reconfigure/restriped parking areas within the site’s southern area.
