Bid submitted shall be for the full and complete cost of incorporating these changes into the contract, no further claims shall be allowed for work associated with this addendum. It shall further be the responsibility of each Contractor to notify their sub-contractors concerning the contents of this addendum as they specifically apply to them. The following changes hereby become a part of the Contract Documents. Acknowledge receipt of this Addendum in the space provided on the Bid Proposal. To the extent that changes to the Contract Documents are required based on the questions received, the Contract Documents have been modified as noted above in the Specifications and Drawings sections of this Addendum. Item Questions and Answers 5.1 Date: 5/20/2025 From: Marpac Construction Question: 1. There are civil drawings with identical sheet number but different sheet name (e.g. C3.00: Civil Improvement Plan – p.16 vs Market Civil Improvement Plan – p.37). Can you please verify which sheet should we use? 2. Looks like these sets are revisions. One dated 02/10/2025 and one dated 02/12/2025, both calls for 100% construction documents. But there are some extra sheets for the 02/10/2025 set (C4.51-4.53) Can you please clarify? Answer: See Bid Addendum 01 for requested clarification. 5.2 Date: 5/22/2025 From: GLY Question: I’m following up on our conversation to request that the City consider extending the bid submittal deadline 5-7 business days to allow for greater participation from the trade-partner community. We’ve had a number of trade-partners express their interest in the project but decline to bid due to the need for additional time to sufficiently review and estimate the well-detailed bid documents. Those who declined also stated that their staff availability was limited due to Memorial Weekend and previously scheduled vacations. Answer: See Bid Addendum 01 for update to bid submittal deadline. 5.3 Date: 5/20/2025 From: SeaTac Lighting &Controls Question: We would like to send you our lighting controls substitution package for your project called Renton Market & Piazza. Washington . 98122 . 206.323.9932 Question: 1. The spec (08 80 00) calls for GL-01 Glazing at storefront, but does not appear anywhere in drawings. Can you let us know where is GL-01 required? 2. The glazing schedule cannot be found in the drawings for IGP and EGP. There's a note for 1" glazing at all exterior glass on A0.20. There is also call outs for 1/2" glazing, and 1/4" glazing as well. Please confirm glazing thickness for IGP and EGP storefronts. Answer: See revisions for clarity on sheets A0.20, A3.10, & A8.04. 1. GL-01 can be found on drawings 4/A3.10, 1/A3.10, and 5/A3.10 at lower portion of frame. GL-01 is a ½” glazing product. Reference Materials & Finish Schedule on sheet A0.40. Reference frame elevations (Sheet A0.20) and details (Sheet A8.04). 2. For EGP provide ¼” at all locations unless indicated to receive GL-01. For IGP provide ¼” glazing at all locations. For Thermal Glazing, provide 1” insulating glass units per Specification section 2.3.A 5.5 Date: 5/21/2025 From: Bayley Question: Section 01 10 00 Summary of Work 1.06 Work Sequence States April 1, 2025 NTP and lists substantial completion at 270 calendar days. Per previous question please clarify. Answer: Anticipated date is June 16th, however this is TBD, and is dependent on council approval. Substantial completion shall be at 250 calendar days. 5.6 Date: 5/21/2025 From: Bayley Question: RE:List of Subcontractors to be turned in 1 hr after time of bid. Form shows only one line for naming Structural Steel Erector and Rebar Placer. These typically will be two separate subcontractors. Can you provide a separate line on this form for each? Answer: See updated bid forms: List of Subcontractors – FORM B, page 1 of 2. An additional line has been added to accommodate separate subcontractors for Structural Steel and Rebar. 5.7 Date: 5/21/2025 From: Bayley Question: 00 11 13 Advertisement for Bids states Substantial Completion date of January 31,2025 (Assume 2026). Bid Form Paragraph H Time for Completion states anticipated June 16,2025 Notice to Proceed and 250 Calendar days to Substantial Completion. If the project has to be substantially complete by January 31st 2026, this is only 230 Calendar days. Please Clarify these dates. Answer: From Advertisement for Bid, omit Substantial Completion date. From NTP, 250 calendar days to Substantial Completion which will be based on the Notice to Proceed, which is dependent on council Approval per response 5.5. 5.8 Date: 5/21/2025 From: Intel Air Solutions Question: I’ve attached the substitution requests for the kitchen exhaust system, fans, and air coils. Fan Coil Units: Bidder has proposed Magic Aire as a substitution to Section 238219 – FAN COIL UNITS. Substitution request is Rejected. Notes: Bidder has indicated non-acceptance of terms of the substitution. Substitution cannot be accepted if A/E team is expected to carry cost of redesign due to substitution. Hydronic Air Coils: Bidder has proposed SFI as a substitution to Section 238216.11- HYDRONIC AIR COILS. No exceptions taken to proposed Substitution request. Exhaust Fan and Inline Fan: Bidder has proposed FloAire as a substitution to Section 233416 – CENTRIFUGAL HVAC FANS. No exceptions taken to proposed Substitution request except as noted. Notes: Arup controls drawing M8.04 indicates speed control of fan through BAS. Submitted products indicate control through manual potentiometer. No exceptions taken to proposed manufacturer as equal provided Arup design intent of speed control through the BAS can be accomplished with the submitted product. Kitchen Hood and Fan System: Bidder has proposed FloAire as a substitution to Section 233416 – CENTRIFUGAL HVAC FANS & 233813 - COMMERCIAL KITCHEN HOODS. No exceptions taken to proposed Substitution request except as noted. Notes: Arup controls drawing M8.03 indicates on/off control of hood system and lighting through remotely mounted control panel to provide ADA accessible control of hood. It is unclear in submitted product data as to whether this is provided. No exceptions taken to proposed manufacturer as equal provided Arup design intent of hood and lighting control can be accomplished with the submitted product. 5.9 Date: 5/22/2025 From: Neeley Construction Question: Will the city accept an AIA 310 bid bond in lieu of the one in the bid documents? Answer: Response pending. This question will be addressed in Bid Addendum 03. 5.10 Date: 5/22/2025 From: JH Kelly Question: Another question, on the underground plumbing drawings P2.00U, there is a CFF designation, and there is no symbol abbreviation on P0.00 that explains what CFF means. I’m guessing maybe ‘cap at finished floor’, but if we could get clarification on that, that would be appreciated. Answer: CFF shall be read to mean “Capped for Future” Page 5 1507 Belmont Avenue . Washington . 98122 . 206.323.9932 5.11 Date: 5/22/2025 From: JH Kelly Question: I neglected to ask when we were all there, where the access to the roof was and how it was accessed, i.e. ship ladder, etc. Is this something you can provide information on? Answer: There is no internal access to the roof. Design intent for owner future maintenance is exterior ladder or lift access from the north edge of the roof. Construction access shall be per contractor’s means and methods. 5.12 Date: 5/22/2025 From: AirReps - Control Products Group Question: I would like to submit this substitution request for the Renton Market and Piazza Project. We are the local representative for ONICON flow meters and are seeking approval to bid the ONICON FT-3200 flow meter to the controls contractors. Air Reps provides local technical support, and the ONICON FT-3200 series is the basis of design for many local mechanical engineers. Answer: See attached reviewed substitution request. Note that acceptance of manufacturer as an equal where noted below does not constitute product data submittal review. Contractor to submit full product data for A/E review per Section 01 33 00. Flow Meter: Bidder has proposed ONICON as a substitution to Section 230913 - ELECTRONIC SENSORS, DEVICES, AND FIELD HARDWARE, Water Flow Meters. No exceptions taken to proposed Substitution request. 5.13 Date: 5/23/2025 From: J.R. Swigart Company Question: We are interested in bidding on this project and would like to ask if you're accepting substitution request for TPO Roofing. Answer: Substitution requests shall meet the requirements in section 01 25 00. 5.14 Date: 5/27/2025 From: Overhead Innovations Question: Will a door schedule be provided? Attached RFI for review. The basis of design model number is a counter (solid slat) door. Please clarify if you want overhead coiling grilles and what model number, ESG10C? Please note that the Visonaire micro coils are very expensive and for this application for 20 doors used for market stalls seems like overkill for a budget. I've attached alternate manufactures' product data that would be budget friendly. Answer: 1) Door schedule for overhead doors will not be provided. Refer to plans and details for size and quantity information. 2) ESG10C is the correct model number. It appears that CESC10C is the same door but was superseded by this new model number. Please use ESG10C. Reference 3.0 SPECIFICATIONS in this Bid Addendum 02 for updated model number. Substitution requests may be submitted per Spec section 01 25 00. 5.15 Date: 5/28/2025 From: Schuchart Page 6 1507 Belmont Avenue . Suite 200 . Seattle . Washington . 98122 . 206.323.9932 Question: Questions Regarding Signage: • the spec for “material 1” is 3M 3650-10 (?) ..it appears to apply over opaque sections of the building - 3650-10 has a clear adhesive (creating a white back) vs. 180-10 (gray backer) which is a bit more robust - perhaps the 180-10 would be more effective? • no spec for “material 2” which is clear vinyl for the windows - so.. 8150? • composition of the building cladding is not specified- it looks like horizontal wood planking but the photos I can see have a sheen - does that mean plastic/metal? • for prints on clear “Material 2” - will they be transparent from inside or do they need white behind the imagery? (this will read stronger from the exterior) • there are a few places where “material 1” and “material 2” continue the same image. – this will result in a different look. • cladding seems to be “lap” siding with channels between the planks – we assume each edge will be trimmed - not tucking the vinyl into the channel? apparently verified by the detail on pg. 5. (see attached for visuals) Answer: Response pending. This question will be addressed in Bid Addendum 03. 5.15 Date: 5/28/2025 From: Schuchart Question: Questions Regarding Signage: Occupancy / Code Sign information below. Is this owner provided? 1.3 SYSTEM DESCRIPTION A. Room Occupancy Signs: B. In the following rooms, in a conspicuous location near the main exit of the interior side of the room, provide signs with minimum 5/8 inch high letters. Coordinate height of letters with mounting height AFF) of sign. Post each room’ s occupant capacity in accordance with the Authority Having Jurisdiction ( AHJ). Each sign shall denote maximum occupancy for each room. In combinable rooms, provide signs indicating occupancies for all possible room combinations. Refer to project drawings for additional information. Room Number 102 ;114 ; 115 C. Accessibility Signage: 1. Provide signs with international symbol of accessibility, raised letters, and Braille, to match Shell and Core sign package, at the following locations: a. Accessible toilet facilities. 2. Provide directional signage at the following inaccessible areas to indicate the direction to the nearest similar accessible area: a. Inaccessible public toilet facilities. 1.4 SUBMITTALS A. Make submittals in accordance with Section 01 30 00. B. Samples: Submit samples of each general sign type proposed for the Work. C. Shop Drawings: 1. At all 2- and 3-dimensional applications provide list of materials and cutting methods. D. Schedule: Submit schedule of signage. List text, location, size, and type for each sign to be provided. 1.5 QUALITY Answer: Contractor shall furnish and install all signage indicated in specification section 101400. 5.16 Date: 5/28/2025 From: Schuchart Question: Questions Regarding HVAC: 1) Page M8.01 detail #1 BMS Network Architecture Note #3 calls out the existing CHW, HHW, AHU controllers to be integrated into a new Building Automation System (BAS). What are these existing controllers and can as-builts be provided for these systems so the control contractor knows what they are getting into? Answer: Response pending. This question will be addressed in Bid Addendum 03. 2) Related to above question, where or what room is the Owner’s IT network located? Where is the preferred location of the new BAS server? Answer: IT network equipment will be installed in "120 - IT ROOM." Preferred location for BAS Server is in this space. Note, passive and active IT scope is OFOI. Contractor shall coordinate requirements with Owner's IT vendor. 3) Clarifying that the intent of spec section 230900.1.8.H.1 is to have all dampers (automatic control, combo fire/smoke, smoke, backdraft) provided and installed by Div. 23 contractor and not the Controls Contractor. o If the intent is for the Controls Contractor to furnish, can a schedule be provided so we know what to cover? Answer: Dampers shall be furnished and installed by Div. 23 contractor. Controls contractor shall furnish and install any required actuators. 4) Clarifying that the intent of spec section 230900.1.8.H.2 is to have all smoke, fire, and fire/smoke damper actuators provided and installed by Div. 23 contractor (automatic control, combo fire/smoke, smoke, backdraft) provided and installed by Div. 23 contractor and not the Controls Contractor. o If the intent is for the Controls Contractor to furnish, can a schedule be provided so we know how many to be responsible for? Answer: Refer to response above. 5) Per spec section 230923.1.6.C.1 “second tier or level 2 network” must use daisy-chain BACnet/MSTP. Will it be allowed if these controllers are BACnet/IP? Also is homerunning to a nearby network switch instead of daisy-chaining allowed if it is more cost effective? Page 8 1507 Belmont Avenue . Suite 200 . Seattle . Washington . 98122 . 206.323.9932 Answer: BACnet/IP controllers are acceptable provided IP network connections can be provided at each controller location. For tier-2 network, Ethernet Daisy-chain loop implementing rapid spanning tree protocol (RSTP) will be necessary. Contractor to confirm device quantities and locations with Owner's IT vendor prior to installation. 6) Per spec section 230913.2.3.B magnetic flow meters are to be Rosemont 8700 sensor with remote mount 8712E transmitter by Emerson Process Management. Are substitutions allowed, such as Onicon meters? Answer: Substitution requests shall meet the requirements in section 01 25 00. Onicon has been approved as equal in pre-bid substitution request. 5.17 Date: 5/28/2025 From: Schuchart Question: Questions Regarding Tile: A0.40 says the tile for the baths go on all 4 walls to 5ft high but A5.03 shows just two walls of tile with just tile base on the other walls and shows it 5.6 ft high rather than 5 ft. which should we follow?
