The type size used for the land record number should be smaller than that used for the land use action number. Provide lot closure calculations. Remove building setbacks lines noted on the lots. The title of the city official and the department noted under the City of Renton"APPROVAL" block are incorrect. Revise as needed. Also,the word"EXAMINED"is spelled incorrectly in the King County approval block. Remove references to building set back lines, a concrete drive,yard drain and other items not directly impacting the lot line adjustment. Encroachments do need to be noted on the drawing. Note discrepancies between bearings and distances of record and those measured or calculated. All references to"BOUNDARY LINE ADJUSTMENT"on the drawing should be changed to LOT LINE ADJUSTMENT. City records indicate that the taxpayer of record for Parcel B is Jacobsen Enterprises,Inc. The new lot line will resolve encroachment of landscaping located between the lots owned by the above owners. The proposed Lot Line Adjustment involves Lots 2 and 3 of City of Renton Short Plat No, LUA 99- 016 (Bronson Place) recording No. 20010112900001. The Lots are situated in the north side of the City. Bounded on the south by Bronson Place NE and to the North by Camas Avenue NE. The site is also bounded by Edmonds Avenue NE to the East and Blaine Avenue NE to the West. The access to the property will be from Bronson Avenue NE. The project area has a moderate slope from east to west along the existing properties. The City of Renton designates the site with the SF zoning. The SF zoning allows for a minimum lot size of 4500 square feet and a maximum density of 8 units per acre. The setbacks allowed in the SF zone are as follows: front yard setbacks, 20 feet; rear yard setbacks, 20 feet, and side yards setbacks, 5 feet on all interior lots, and 10 feet on corner lots. The City of Renton Comprehensive Plan designates the site as Single-Family Residence, which is consistent with present zoning. The two lots fall within an Aquifer Protection Area, designated as zone 2. The site falls within the Renton Municipal Airport 14,000 feet airspace area.
