SUBJECT: "On Hold" Notice

Dear Mr. Ludwig:
The Planning Division of the City of Renton accepted the above master application for review on April 3,
2018. During our review, staff has determined that additional information is necessary in order to proceed
further.
The following will need to be corrected and submitted before August 2, 2018 so that we may continue the
review of the above subject application:
1. Access is proposed over parcel 9188000131, which is owned by the City’s Community Services
Dept. An easement over parcel 9188000131 is required. Staff has discussed the proposed access
over this parcel with Community Services, one of the requirements for accessing over this parcel
will be the provision of a minimum of 5 parking spaces (dedicated for access to the park across
the street) as well as a paved pedestrian walkway and landscaping. Please revise the site plan
application materials to include the required parking, walkway and landscaping.
2. The parking area on the eastern side of the project site does not comply with the City’s
landscaping requirements for parking lots. Please update the parking and landscape analysis as
well as the site and landscape plans to provide the code required parking lot landscaping in this
area.
3. A maximum of 139 parking spaces are permitted on the project site for the uses proposed. The
proposal for 145 parking spaces exceeds the maximum number permissible. Please revise the site
plan materials to remove 6 spaces from the project site.
4. Please find attached a memo from Rohini Nair, addressing revisions that are required for her to
complete her review. Please update the applicable Civil Plans and studies to address her
comments. If you have any questions regarding these comments, feel free to contact Rohini at
425-430-7298.
Once the applicant has reviewed the above comments and amended necessary plan sets and studies to
bring the project closer to compliance with Renton Municipal Code, the applicant shall submit electronic
copies of the any modified plan sheets and studies in compliance with the City’s electronic plan review
standards.
At this time, your project has been placed “on hold” pending receipt of the requested information. The
Environmental Review Committee meeting originally scheduled for May 14th has been cancelled and will
