HomeMy WebLinkAboutEx_05_Variance_JustificationLHS Field Improvements RENTON SCHOOL DISTRICT 1 Lindbergh High School Field Improvements Variance Request 20 December 2024 VARIANCE REQUEST A variance is requested from the 25-foot front yard setback requirement in the frontage on 128th Avenue SE. Currently, portions of the existing softball field amenities, including fencing, bleachers, and the third base player dugout, encroach upon this setback. Recent right-of-way (ROW) improvements have further reduced this distance. Strict adherence to the setback requirement presents practical difficulties as relocating the softball field, current dugout location, and fencing is not feasible. The proposed scope of project improvements within the setback will include enlarged dugout footprint to meet ADA clearances including new perimeter fencing, new player benches and shelves, new metal roof, and a small concrete retaining wall due to the existing slope down from the field level to sidewalk elevation. For optimal field lighting a new field lighting pole will be located within the setback as well. The expansion of the third base dugout is necessary to comply with ADA requirements, ensuring accessibility for all users. The new field lighting must be strategically positioned to minimize the number of light poles, which is crucial for both cost efficiency and effective illumination. Given that the softball field itself cannot be moved, the proposed locations of the dugout and light pole, as shown in the attached drawings, are essential for maintaining the current layout without incurring undue costs. Granting this variance will not be materially detrimental to public welfare or other properties in the area. The improved dugouts and field lighting will enhance the safety and enjoyment of the playfield for all users. The lighting is designed to minimize light spill and glare, ensuring it does not negatively impact neighboring properties. Additionally, the improvements will support community activities and promote healthy, outdoor recreation.
