Dear Yong:
We have revised the plans and technical documents for the above-referenced project in accordance with
your comment letter dated April 28, 2025. Enclosed are the following documents for your review and
approval:
1. Revised Final Plat Map prepared by Barghausen Consulting Engineers, LLC dated May 22,
2025
2. Updated Title Report prepared by Chicago Title Insurance Company dated April 24, 2025
3. Copy of Document, Rec. No. 5615593 (typo corrected on Sheet 2)
4. Revised Lot Closures prepared by Barghausen Consulting Engineers, LLC dated May 22, 2025
The following outline provides each of your comments in italics exactly as written, along with a narrative
response describing how each comment was addressed:
Sheet 1
Change to SHORT plat
Response: It would be inappropriate to call Phase 1 a short plat because no preliminary short
plat application exists, and no short plat decision has been issued. The Preliminary Plat
decision (see Hearing Examiner decision, Page 2 at Lines 11 – 18) was issued as a Phased
Plat (RMC 4-7-080-K). Phase 1 of the approved Preliminary Plat will segregate the church
parcel from the subdivision Parcel. Phase 2 will be the final subdivision of the subdivision
parcel [Confirmed with Yong Qi, email dated 5/21/2025].
Please provide draft of declaration
Response: An HOA is not proposed for Phase 1 so the note has been removed. Declarations
will be provided for Phase 2 final plat.

Response: The parcel number has been added to the Plat.

Response: An updated title report is enclosed.
Title Note 17 – Please provide copy of document 5615563
Response: Document 5615593 (typo corrected on Sheet 2) is provided in the updated title
report.
Please update Tract Z if renamed
Response: Tract Z has been renamed Lot B.
Public and private utility easement 10 ft wide to 12-ft wide (adjacent to public ROW’s & Tract)
Response: The variable width has been added.
Temporary Public Easement Restrictions/Provisions
Response: Corrected.
Plat Short Plat, Phase 1
Response: See response above.
Lot B? Shall not be a tract
Response: Tract Z has been renamed Lot B.
ROW dedication fronting the church building and parking lot shall be added here, what if the
future frontage improvement requires more ROW dedication along with construction
Response: Right of way dedication based on city road standards will be dedicated with Phase
2. If additional right of way or temporary construction easements are needed from the church

during construction, it will be the responsibility of developer to negotiate said right of way or
easement from the church.
