Dear Jill:
On behalf of our client, Dalpay Properties, LLC, we are hereby responding to the comments we received
from the City in response to our preliminary short plat submittal. Enclosed are several items requested in
the City’s comments:
1. Correction letter from Jill Ding, City of Renton, dated January 31, 2018.
2. Comment response letter from Don Dawes, Barghausen Consulting Engineers, Inc.,
dated April 30, 2018.
3. Response to review comments from Scott S. Riegel, Earth Solutions NW, LLC, dated
February 21, 2018.
4. Landscape Plans/Tree Retention/Land Clearing Plan (including Tree Retention
Worksheet) prepared by Barghausen Consulting Engineers, Inc. dated April 26, 2018.
5. Utility Plans prepared by Barghausen Consulting Engineers, Inc. dated April 26, 2018.
6. Drainage Control Plan prepared by Barghausen Consulting Engineers, Inc. dated
April 26, 2018.
7. Grading Elevation and Plan prepared by Barghausen Consulting Engineers, Inc. dated
April 26, 2018.
8. Technical Information Report (TIR) Report prepared by Barghausen Consulting
Engineers, Inc. dated April 25, 2018.
Responses
1. The drainage report and Drainage Plan must be revised to comply with the current
adopted (as of January 1, 2017) 2017 City of Renton Surface Water Design Manual
(RSWDM). Modeling to be done using WWHM or MS Flood models. All requirements
based on RSWDM should be provided.

2. The geotech report needs to be revised per the 2017 RSWDM to provide the infiltration
rate, recommendations based on actual field criteria, to back up the on-site BMP
selection that is mentioned in the RSWDM.

3. The water main is required to extend approximately additional 100 feet to the north
property line of Lot 3. A minimum of 15 feet wide public easement is required for water
main located outside public right of way. Informational comment – public easement is
required for the individual water meters.
Please see the Utility Plans prepared by Barghausen Consulting Engineers, Inc.
regarding extension of the water main. The required water easement will be shown on
the face of the final plat map.
