Project Name, size & location of site: 3 Plus Empire LLC 2900 Lind Ave SW Suite B Renton WA 98057 Proposal to occupy approximately 33,150 sq ft of an approximately 73,000 sq ft warehouse and office building on a site approximately 188,882 sq ft. Zoning Designation: IH (heavy industrial) C. Current Use of Site & Existing Improvements: • Existing site contains a warehouse / office building that is partially occupied and partially vacant. The building is surrounded by parking lot to the north, west and south. To the east is a lawn area between the existing building and the east side property line. • Adjacent sites are of a similar, warehouse / industrial nature in conformance with zoning standards. There is a vacant lot across west of the subject parcel that is densely vegetated. The lots are separated by an 80’ public right of way (paved road, Lind Ave SW). To the north of the subject side the property is bounded by public right of way for South West 29th Street. There are other similar warehouse type developments to the north (across the abutting right of way) to the east and to the south. • The building on site is currently used by Soul Shine, a tier three marijuana growing and processing operation. Please see their SEPA letter with a determination of non significance for a similar proposal to this one. D. Special Site Features: • None. Easements as noted on site plan. E. Statement addressing soil types and drainage: • Soils have not been investigated as part of this proposal. The site is largely developed structure & paved parking with some trees/ grass around the perimeter. • There is an existing onsite storm drainage system with catch basins noted on site plans. • No changes to existing drainage system are proposed. • No ground disturbance is proposed F. Proposed use of the property and and scope of proposed development: • The applicant, 3 Plus Empire, seeks to permit a tier three cannabis growing operation contained fully within a portion of an existing warehouse space (Suite B) located at 2900 Lind Ave Southwest in Renton, Washington. 3 plus empire will occupy suite B of the existing building. The neighborhood & zoning is of an industrial nature. The parcel is approximately 188,882 square feet and the existing building is approximately 142,168 sq. ft. G. Proposed of site improvements: • No off site improvements are proposed. H. Estimated construction costs and estimated fair market value of the proposed project. This includes cannabis license, equipment/ supplies and finish materials, light fixtures, grow racks, wall panels, HVAC and labor. I. N/A (shoreline applications only) J.
