Hi Guys,
According to Aquasense, the following construction damage to our irrigation system is in need of repair:
Zone 4: broken pipe in already existing hole
Zone 5: on Mackay's side of the street, directly under some new sod
Note: The original and only break I was aware of under the sod marked w/an orange cone
has been repaired.
Happy, could you communicate this to the city?
Thanks,
Kathy

I did include the crushed rock along the fire access road in the contractor's punch -list but forgot to include it in my
previous email to you folks. Thanks for the heads -up about the fence damage, I'll add that to the punch -list.

There is also damage to a fence panel on the north side of Tract G that occurred during removal of a tree. Happy
didn't include it in the submission because I told him we had already talked to the crew about it and they were
aware. Since I don't see it on your punch list items, I wanted to bring it up to make sure it was covered.
I'm also wondering when they will be putting the crushed rock along the sides of Tract G between the pavement
and the fences. They may have overlooked that.
Thanks,

Happy,
Thank you for the list. We are putting together the punch -list for the project and I already have the mailbox
damage as well as the damaged sod at 5309 NE 22' Ct. on the list. I'm in touch with the property owner
(Marty Ryberg) and I'm going to have the contractor work out a repair plan with him.
We will add additional asphalt around the emergency gates but since the paver is off the job and the posts are in,
Shorelines crews will have to do the work. Do to the limited space between the posts and the fences, they
probably can't use a roller so the additional asphalt is probably going to look like an add -on fix.
I will have the remaining stumps cut off at ground level. Due to the trees proximity to the fences, trying to
remove the stumps could damage the new pavement, the fences and the adjacent properties landscapes.
Additional punch -list items in the Stonegate Neighborhood are as follows:
- Sod replacement behind the sidewalk near the existing lift station and the sidewalk on the south side of the
plat entrance.
- Sweeping of sidewalks and roadways.

Hi John,
I have been collecting some comments/complaints about damage to property owners from construction
activities. Now that the bulk of the work is done, it's the right time to send the list.
One of the mailboxes in the 22nd court ne was damaged
The brand new grass behind the brand new s/w on 22nd court ne was damaged
• The pathways around the two new gate locations on the emergency access are only 2' wide, and we would
like them paved to be 5' wide.
• The trees were removed along the emergency access, but the stumps remain. We would like them removed
as I'm sure you would too.
Please let me know how the city will go about addressing these items.
Thanks

FYI,
Paving will happen today! Our streets should be repaired today. There will still be some work going on after
today, but it should be minimal. The contractor will be adjusting manhole lids after the paving is done which
may take a couple of days. The next construction activities should be the construction of the new pump station
north of the entrance adjacent to the grassy area.

The overlay will take place today. It will be an 1-1/2" overlay feathered down to 1" so that it matches into the
existing curb.

John -
We've marked the 4 trees that we would prefer to have kept in the Tract (a fir, two cedars and a vine maple).
You'll also see the honeycrisp apple tree has been marked but not moved (we will get that moved). There are 3
small plants next to the apple tree along the fence that we would like to see stay.
Other than those marked trees, we would like to see you remove all of the remaining vegetation and replace
with a compact crushed rock surface as you have planned. If, for some reason, you aren't able to retain the
marked trees and also clear the remaining vegetation, then we would be comfortable with your existing plan to
clear all vegetation instead. If that ends up being the case, please let us know as we may try to save one of the
cedars.
Thanks,
-Dan Larkin

The other comments regarding tract G vegetation need to be discussed with our board before any vegetation is

our HOA Board president and Debra is currently not serving on our HOA Board. I think that our HOA board
can discuss the concerns at Tract G and respond in a couple of days.

Subject: Stonegate Sewer Construction Update
Happy and Debra,
The contractor is planning to begin asphalt grinding for the overlay starting tomorrow, Thursday June 10t'.
They have the paving company schedule to begin the asphalt overlay next Monday and anticipate that the entire
project area (Stonegate, Summerwind, Nile Ave NE and Sunset Blvd NE) be completed by the end of next
week. The contractor will be placing door hangers to inform residents to avoid parking on the streets during
this process.
Dave Christensen informed me that there are concerns about the existing vegetation that is adjacent to the fire
access road between the Stonegate and Summerwind neighborhoods. I have researched the plat maps and the
Declaration of Covenants, Conditions & Restrictions of Stonegate to determine who maintains the vegetation in
the area. The plat map states that the fire access road is located in "Tract G" which is dedicated to the City of
Renton. There is no mention of Tract G or maintenance responsibilities contained in the Declaration of
Covenants, Conditions & Restrictions of Stonegate. Therefore, it appears that the City of Renton has
responsibility for the maintenance of this area. Since the City does not have a department that maintains
landscaping in areas like Tract G, it is our intent to remove all of the existing vegetation adjacent to the access
road and replace it with a compacted crushed rock surface. If you would prefer that the vegetation remain, it
would be the responsibility of the Stonegate Homeowners Association to maintain it. The City would still
maintain the right to trim or remove any vegetation that could interfere with emergency access or the existing
utilities. Please let me know if you'd rather keep the vegetation and maintain it or if you'd prefer that the City
remove it at this time.
Also, it appears that someone has planted a new Honeycrisp apple tree in the fire access road tract. This tree
will need to be removed due to its proximity to the existing water main and the potential to eventually interfere
with emergency access and/or damage the asphalt road.
