1. Consistency with Plans and Regulations:
The site is zone CA and the restaurant is permitted use while the drive in/drive-through retail
requires administrative conditional use permit.
2. Appropriate Location:
The project location is well suited for the proposed uses due to its proximity to arterial streets
since it will not create any additional traffic since most of the traffic will be bypass.
3. Effect on Adjacent Properties
The effect to the adjacent properties will be minimal since 3 sides of the property are bordered by
ROW’s or alley. This project should have no effect on the adjacent property to the north since we
are not relocating any driveway, not increasing the size of the building and we have sufficient
queuing spaces for the drive up and parking that meets the code requirements
4. Compatibility:
Most of the buildings on the block are one or two-story buildings with parking facing the ROW.
The existing building is a one-story building and the exterior portion will be remodeled. The
proposed remodel will include a concrete screen wall that will screen the drive lane, removal of
the existing soffit and painting of the existing walls.
5. Traffic:
This project will not increase the traffic on the adjacent streets since most of the traffic will be
bypass.
6. Noise, Light and Glare
The project will not increase the noise since the drive-up lane will be screen by the building on the
west side and screen wall to the east. All of the exterior lighting will not project glare to the
adjacent properties since the proposed lights will be shielded.
7. Landscaping
The project will add additional landscaping at the ends of each parking row, will remove existing
pavement and parking located between the ROW and the building and converting it into
landscaping that will also provide additional screening of the drive-up lane.
