The existing building was built in 1971 and it was used as a restaurant. Presently the
building is vacant. The site is fully developed and about 89% of site has imperious surface.
There are two driveway providing access to this site. Sunset Blvd abuts the property to the
east, to the south it is Benson Way N, to the west is an alley and to the north is retail
building with parking.
The proposed use is for this site is a coffee shop with a drive thru window. The existing
metal siding will be removed and replaced with ship lap siding. Most of the pavement
between the existing building and the east ROW will be replaced with landscaping. The
parking will be restriped and new landscaping installed at the end of each parking row. The
existing wood trellis will be removed, and existing landscaped trimmed. New drive thru lane
will be constructed along with new concrete screen wall that will screen drive up lane from
the ROW. The existing brick will be painted and new signage will be placed on the building
facia. The impervious surface will be reduced by about 2%. The proposal will also increase
the size of the building by 60 SF by adding drive up window.
