Dear Mr. Madeo:
The Planning Division of the City of Renton accepted the above master application for review on April
27, 2018. During our review, staff has determined that additional information is necessary in order to
proceed further.
The proposed development fronts 116th Ave SE along the west property line. 116th Ave SE is classified
as a Minor Arterial Road. The existing right-of-way (ROW) width is approximately 60 feet. To meet the
City’s complete street standards for minor arterial streets, the minimum ROW width is 91 feet. This
would require 15.5 feet of ROW dedication along the property frontage of 116th Ave SE. However, the
City’s Transportation Department has established a revised street section for this portion of 116th Ave
SE. This corridor, as determined by the City’s Transportation Department, would only require a ROW
width of 71 feet. The paved roadway section is 44 feet, consisting of two 11-foot wide travel lanes, one
12-foot wide center turn lane, and two 5-foot wide bike lanes. Additionally there is a 0.5-foot wide
vertical curb, an 8-foot wide planter, and a 5-foot wide sidewalk along each side of the roadway.
Therefore, the City’s Transportation Department would support a street modification request (made by
the applicant) for 5.5 feet of ROW dedication on 116th Ave SE.
Prior to completing the land use decision, staff is requesting that the applicant either confirm the
proposed 15.5-foot ROW dedication (as shown in the Preliminary Road Sections (P04) Plan) or submit a
street modification application to the City requesting a modification of the street frontage
improvements, as outline in Renton Municipal Code (RMC) 4-9-250C.5.d, in order to reduce the amount
of ROW dedication on 116th Ave SE from 15.5 to 5.5 feet.
At this time, your project has been placed “on hold” pending receipt of the requested information.
