The 8.21-acre parcel is located in the Residential-6 (R-6) zoning district and is designated Residential Medium Density (RMD) in the Comprehensive Plan. The site currently contains vegetation and is currently used as a Public Park. Frontage improvements are proposed along Lake Washing ton Blvd N. A modified street standard is requested to remove the required street tree planter strip due to the presence of steep slopes within the project vicinity. According to City of Renton (COR) Maps, the site is mapped with moderate landslide hazard areas, sensitive slopes, protected slopes, a high seismic hazard area, wetlands, a stream (May Creek), and a 100 year floodplain and floodway associated with May Creek. May Creek is classified as a Shoreline of the State, the project site is located within reach B of May Creek (MC-B) and is within the Urban Conservancy Environment Designation.
