MUNICIPAL CODE RMC 4-4-080, Parking Loading, and Driveway Regulations SECTIONS:

SUBJECT: Residential Driveway Width Standards
BACKGROUND: Renton Municipal Code (RMC) 4-4-080I, Driveway Design Standards, outlines requirements for driveway location, spacing, width, and related driveway design elements. This code section was recently amended by Ordinance 6061 (docket number D-236) to reflect updates mandated by the Washington State legislature, specifically those related to Middle Housing (HB 1110) and Accessory Dwelling Units (HB 1337).
Subsection 4-4-080.I.3.b regulates maximum driveway widths for single-family and middle housing uses for single-loaded and double-loaded garages. Prior to the adoption of Ordinance 6061, this subsection also included a provision establishing a maximum driveway width of sixteen feet (16’) for properties without a garage. However, the provision was inadvertently removed, resulting in the absence of a standard.
DECISION: Amend RMC 4-4-080.I.3.b to reinstate the maximum driveway width standard for properties without a garage.
JUSTIFICATION: Removal of the standard was an error; the absence of a defined standard could result in excessively wide driveways on properties where a garage is not present.

APPEAL PROCESS: To appeal this determination, a written appeal accompanied by the required filing fee must be filed with the City's Hearing Examiner (1055 South Grady Way, Renton, WA 98057, 425-430-6551) no more than 14 days from the date of this decision. Section 4-8-110 of the Renton Municipal Code provides further information on the appeal process.

SPECIFIED CODE
SECTIONS SHALL BE
READ AS FOLLOWS: b.Single-Family and Middle Housing Uses: Along the
street frontage, the maximum width of single-loaded
garage driveways shall not exceed nine feet (9'), and the
maximum width of double-loaded garage driveways shall
not exceed sixteen feet (16'). Within the property
boundary, the driveway may expand beyond the
maximum allowed width; provided, that the maximum
driveway angle is met in conformance with subsection I5
of this Section, and the driveway width does not exceed
forty percent (40%) of the street frontage. If a garage is not
present on the subject property, the maximum width of a
driveway shall be sixteen feet (16’).
