This memo includes a project description and trip generation estimate. Project Description The Nick’s Magnificent Indoor Playground site is located at 700 Grady Way in Renton, WA as shown in the Attachment A vicinity map. The proposed tenant improvement project would replace an existing automobile dealership in a 9,789 square foot (SF) building with an indoor playground designed for children aged 6 months to 12 years. The proposed Nick’s Magnificent Indoor Playground would operate daily from 9:00 a.m. to 9:00 p.m. Vehicular access to the site is currently provided via three driveways: two (2) driveways on S Grady Way and one (1) driveway on Shattuck Ave S. No changes to site access are proposed with the tenant improvement project. A preliminary site plan is included in Attachment B. Trip Generation The weekday PM peak hour trip generation estimates for the proposed tenant improvement project are based on methodology documented in the Institute of Transportation Engineers (ITE) Trip Generation Manual, 11th Edition for Land Use Code (LUC) 840 (Automobile Sales (New)) and LUC 436 (Trampoline Park). Because the Institute of Transportation Engineers (ITE) Trip Generation Manual does not specifically include a category for an indoor children’s playground, LUC 436 was determined to be the most applicable to use to estimate trip generation for the proposed use. The resulting net new weekday PM peak hour trip generation estimate for the proposed tenant improvement project is summarized in Table 1. The detailed trip generation estimates are included in Attachment C. Therefore, we would like to confirm that no additional traffic analysis is required for the proposed Nick’s Magnificent Indoor Playground project.
