As a result of the Fairfield Project, you now have quality gravity sewer service to your property, which is outlined red on the attached copy of the Quarter Section map marked Exhibit "A". Per the as—built plans of the sewer line, sewer is initially available at the southwest corner of Tax Lot 85, and then runs easterly, parallel to N.E. 4th Street to the southeast corner of your property, per xhibit "B". This line should adequately serve your property. There is a latecomers being processed for this sewer line and you will be responsible for approximately one—half the cost of an 8" line for the distance the sewer line is on your property, which is parallel to N.E. 4th Street. Th`s cost is in the process of being computed. The City is also processing a latecomers for its oversizing costs associated with the extension of this line. This latecomers, however, is further behind in the process and, therefore, it would be a while before the cost to the property is defined. It is quite possible that the City would trade—off your oversizing requirements, discussed below, against your City latecomer requirement. The development of the property as defined in Exhibit "A", will to required to extend sewer service from Manhole 4A per Exhibit "B" to the northwest corner of the property. This line will reed to be 12" in diameter in a 15' easement, both of which are to be deeded to the City of Renton. Normally, the City participates in sewer extensions when the size of the line is greater than 8". The City's participation is limited, however, to the differential cost between that of the 8" sewer versus that of the 12" sewer. For purposes of this contract, the word "acceptance" refers to the approval by local authorities as to the adequacy of construction and does not necessarily mean that the facilities are actually accepted by the respective municipal agencies for maintenance or ownership.
