GENERAL
1. The construction permit for this project has several conditions written into it.
These conditions will have to be satisfied prior to issuance of occupancy permit:
a) Complete traffic signal warrant analysis for SW 19th and Lind.
b) Street improvements for SW 19th Street are rsquired to be completed
prior to occupancy.

c) Restrictive coverants for participation in installation of a sewer line
along S.W. 19th Street, and for future participation in LID's#1 and#2
must be finalized to City satisfaction prior to occupancy.
2. A permit bond is required prior to construction in City tight-of-way.
3. Marvin Burgy mentioned that installation of the temporary erosion control
facilities are not in conformance to the approved drawings. The contractor
described site conditions that led to the changes. It was mentioned that any
changes should be previously reviewed and accepted by the City prior to
installation. City will meet with contractor at later date to evaluate cited
changes.
POWERi
I. Power Company was not represented at meeting. Electrical contractor
described the electrical plan.
2. Contractor will be doing trenching, the utility will install power lines.
U. S WEST
1. U.S. West was not represented at the meeting. All U.S. West installation will
i be on-site, none in the right-of-way. Much of.his has already been installed.
FIRE PREVENTION
I. Hydrants shall be bagged with burlap prior to beiig placed on line.
2. Fire Prevention Department will witness hydro-static test from double detector
check valve to bui'4ing entrance.
3. Upon completion testing, full volume flushing of fire line will be required.
Flushing water shall be released into sanitary sewer.
4. Maintain reasonable Fire Department access to site at all times. Contractor
noted that an ATB road has already been installed around the building.
5. All stationary fuel tanks on site will require permit from Fire Prevention and
proper containment will be required.
6. Fire Prevention should be given 48 hour advance notice for inspections.
9. Tucci stated that they will install fire water line within 5 feet of building. Fire
Prevention suggested that one contractor should install all the way to above the
building slab, since partial pressure tests wall not he accepted. The system must
be tested as an integral unit.
8. Maintain fire access to existing building at all times. -r
9. Inspection of the system is required before the hydro tests.
10. Hydrants should be placed in service prior to construction above floor slab.
The City will consider whether existing hydrants will be sufficient for fire
protection to allow construction above floor slab prior to commissioning new
hydrants.
TRANSPORTATION
L Applicant must complete traffic signal warrant analysis.
2. ITT Street improvements must be designed, approved and installed prior to
occupancy.
3. Restrictive convenant for participation in LID's 1 &2 was mentioned.
4. All lane closures shall be performed in accordance with Uniform Manual. City
inspector mast be notified well in advance of lane closures.
5- Approved traffic control plan should be implemented.
6. Work in city right-of-way is limited to between the hours of 8:30 a.m. to 3:30
p.m.

STORM DRAINAGE
1. Install temporary erosion control facilities per approved plans.
2. Protect wetlands and surroundings from construction debris.
3. Consider early establishment of biofiltration Swale and seeding so that seeding
will be established.
4. Contractor intends to use PVC rain leaders and concrete storm pipe.
5. Contractor intends to use lasers and survey staking to establish line and grade.
As-builts will be kept as work progresses.
6. Catch basins should be Protected with filter fabric. Clean out catch basins upon
completion of construction.
7. Engineer will get project information from contractor for as-built drawings.
As-builts will require engineer's stamp.
SANITARY SEWER
1. Sewer line is a private sidesewer tying into existing manhole.
2. Lines 8" or larger require TV inspection. -
3. Air pressure test must be witnessed by inspector.
4. Manhole must be cleaned of construction debris.
5. Sewer line must be flushed thoroughly.
6. Backfrll in City right-of-way shall be 5/8" minus crushed rock to grade. May
hold rock P below grade in landscaped areas.
7. Use screw plugs instead of caps.
8. Use trench box where trench over 4' deep.
9. Contractor will use laser and staking for line and grade.
10. Inspection is required before back filling.
WATER
I. Pipe and fittings shall be poly wrapped.
2. Submit all changes to City and obtain approval prior to construction of change.
3. City does not allow megalugs.
C Pipelines must be polypigged, pressure tested,chlorinated and a water purity
sample taken. City picks up water purity test sample:and delivers to lab on
Wednesdays. Independent courier will be needed for delivery other than
Wednesdays. Water pressure test is 150 psi above static head, minimum 200
psi.
5. For tie-ins, contractor will excavate and provide materials. Actual tie-in will be `
performed by City crew.
6. All thrust blocks and pipelines must be inspected before backfill.
7. Bedding and backfill shall be in accordance w ater notes in plans. Use 5/8"
crushed rock backfill in right-of-ways.
8. Contractor will use City's chlorination pump and chlorine solution for
chlorinating water lines(50 ppm solution, 24 hour retention).
9. Flush mains into sanitary sewer only after chlorination. (t
10. City will allow two contractors(Speer and Pacific)to perform wet taps on City
water mains.
11. Final adjustment of all valve vaults, etc., will be required.
12. Layout staking should be by professional surveyor.
13. All fittings require thrust blocks.

ATTENTION: Gay Heishman
Southgate II has an exterior trash area where cafeteria trash and waste fryer
oil are stored before pick-up by a disposal service. This area requires a
floor drain which is routed through a grease interceptor and then on to
sanitary sewer for the purpose of clean-up of potential grease spills.
The exterior trash area collects water from a less than 400 square foot area.
Metro's standard maximum area that can collect rainfall without special
approval is 200 square feet.
I received approval from Steve Joyce at Metro to install this drain and run it
to sanitary through an interceptor. Metro noted that their approval was [[
dependent on the City of Renton's approval. I called Ken Bindara and he said S
that the drain was acceptable with him and that I should send you copies of my
correspondence with Steve Joyce. With Ken Bindara's approval, we plan to
install the drain within the limitation of Metro's approval.
