Said heretofore mentioned grantee, its successors or assigns, shall have
the right, without prior notice or proceeding at law, at such times as may be
necessary ,c enter upon said above described property for the purpose of
constructing, maintaining, repairing, altering or reconstructing sai(
utilities, or making any connections therewith, without incurring any legal
obligations or liability therefore, provided, that such construction,
maintaining, repairing, altering or reconstruction of said utilities shall be
accomplished in such a manner that the private improvements existing in the
easement shall not be disturbed or damaged, they will be replaced in as good a
condition as they were immediately before the property was entered upon by the _
Grantee.

The Grantor shall fully use and enjoy the aforedescribed premises,
including the right to retain the right to use the surface of said easement if
such use does not interfere with installation and maintenance of the
utilities. However, the Grantor shall not erect buildings or structures ever,
under or across the easement during the existence of such utilities.
This easement, shall be a covenant running with the land and shall be
binding on the Grantor, his successor, heirs and assigns. Grantors covenant
that they are the lawful owners of the above properties and that they have a
good and lawful right to execute this agreement.

Dear Mr. Hickson:
The City of Renton has issued a construction permit (P-7645)
for the storm line and pavement restoration at 200 S.W.
Grady Way (Renton Honda) . A condition of final approval of
this project is that Renton Honda address and resolve the
sewer gas problems coming from the oil water separator and a
sanitary sewer manhole, to the satisfaction of the City of
Renton (attached is a copy of a letter datea August 31,
1990, discussing the "Metro Odor and Sewer Gas Problem") .
' This may be done via a shop drawing submitted for review to
Utility Plan Review. Th, final approved design shall be
installed and those improvements incorporated into the
plans(Storm Plan No 17-3-2) when the as-builts ara being ..e
drafted by your engineers.

Dear Pam:
We are in receipt and acceptance of your Cost Data Inventory sheet and Bills-of-Sale for
water and sanitary sewer mains; storm lines, and street improvements. Copies of the Bills-
of-Sale will be sent to you upon our receipt from King County.
The amount of your maintenance bond f.r the above referenced project has been
established at $12,173.70 which is 10% of the total cost of improvements conveyed to the
City of Renton. Please submit your hood to the Public Works Department. The bond will
be held for a period of 12 months from date of acceptance.

Metro Odor and Sewer Gas Problem
Upon occupancy of the subject project, complaints have come through this office regarding
odor problems. The Public Works Sewer Maintenance Staff has investigated and confirmed
the problem. Therefore, Public Works requires that the following work be performed:
• Install a water-tight locking lid on the new sewer manhole. Catalog cut shall be
submitted to this office for aprroval prior to installation.
• Install a trap to prevent sewer gasses from backing up through the o-^ ,c
interceptor. The trap shall not interfere with the operation of the in ptor.
Shop drawings shall be submitted and approved by this office prior to installation.

Gentlemen:
Sanitary sewers -„a$gntQQ Honda
Satisfactory certification pursuant to terms of Metropolitan
Council Resolution No. 2933 and construction plans for the
above project have been submitted and reviewed. The plans
are hereby approved, subject to the following, as shown on
Bush, Roed 6 Hitchings Sheet No. 1 of 1, dated June 27,
1989:
1. Mr. Jim Hawthorn of this office (phone 684-1303) shall
be notified at least two working days prior to con-
struction in the vicinity of Metro's 108-inch diameter
line (Manhole No. RO1-7) .
2. During construction, no debris shall be allowed to
enter Metro's 108-inch line.
3. The manhole shall be unloaded all around or struc-
turally supported during construction to avoid
unbalanced soils loading.
3 4. Plans for dewatering adjacent to Metro facilities shall
be submitted to Mr. Jim Hawthorn for Metro review and
d approval at least five days prior to construction.
` 5. The connections to the 108-inch diameter line shall not
be backfilled until they have been inspected and `t
approved by Metro.
6. The new connection to the manhole shall be made by core -
drilling and use of Kor-N-Seal Boots as distributed by
P.I.P.E., Inc., 4601 South Orchard, Tacoma, Washington
.,i 98409, (206) 623-7772.
7. The connection shall be plugged and not put into
service until the tributary system has been cleaned,
inspected, tested, and approved by the City.

Please note that the 108-inch pipe may be subject to
surcharges above the elevation of the proposed 8-inch
connection in the event of equipment failure at the Renton
Treatment Plant.
Upon completion of the project, please furnish the Munici-
pality with a copy of the test results.
