DECEIVED PROPERTY VALUATION The purpose of this appraisal is to estimate current Fair Market Value and current value of the lessor's interest in the subject property. To accomplish this objective three valuation techniques are considered; the Cost Approach, Income Approach and Market Data Approach. COST APPROACH Land Valuation An investigation was made for sales reflecting a significant change in the value of underlying land. This investigation revealed four recent sales of comparable properties having unit values ranging from $2.29 per square foot to $4.54 per square foot. Three of these sales occurred in Soutbcenter Corporate Park between February and May, 1981. These sales range in size from 3 acres to 15.2 acres and range from $2.29 per square foot for a backland parcel to $4.54 per square foot for a frontage parcel. A fourth sale of a backland site with rail access occurred in February, 1981 for $4.33 per square foot. All of these :?raper- ties are similar in Highest and Best Use, zoning and location. The subject property, except for the one sale of frontage property in the Southcenter Corporate Park has a location and access superior to the remaining sales. Recognizing the subject's location, its exposure and access to the freeway system in the area as well as current trends of development in the Southcenter-Kent Valley, it is believed that a current unit value of $3.75 per square foot is appropriate. This indicates a land value as follows: 653,482 S.F. @ $3.75/S.F. - $2,450,558 Rounded: $2,450.000 VALUATION OF THE IMPROVEMENTS In the previous appraisal, the subject improvements had a repro- duction cost new as of September, 1980 of $16,635,000.
