fill. It is level and at grade and curbs and street lights are located along Lind
Avenue S.W. All maior utilities are available. It is zoned U-I and its highest and
best use is for ir!«trial uses commensurate with the coning. The take area is level
at road grade and will not require a significant amount of fill. The take will have a
minimal effect on the whole.
Remarks and Itemized Damages: No damages or special benefits arise as a result of this
,lropoaed acquisition, Iris parcel is one parcel in an approved short plat which has
nee yet been finalised. The area between the utility easement and Lind .Ave. S.W, is
alrea3v encumbered by an eaeetlnt and it is the opinion of the appraiser that this area
is not damaged.
ESTIMATE OF JUST COMPENSATION (include correlation of attached supporting sales data)
Aging the analysis of market data, the appraiser placed emphasis on Sales 01, 2, 6 and 7.
Sales '1 and 2 are located near the subject and Sales • 6 and 7 represent properties
with very good esp-.)sure. After consideration of these and other factors, such as apprecia-
tion since dace of sale, it is the opinion of the appraiser that the fair market unit value
of the take area of Parcel 3 is 53,00 per square foot.
Since the property owner can use the utility easement area for virtually anything other
than a principle structure and since the easement area couldn't be used for principle
buildings before the acquisition anyway because it lies within the 60 foot road setback,
the ea-s,ment taking represents a nominal portion of the fee or say, 251,
The proposed Warranty Deed take overlaps 317.25 s.f. of telephone company easement. In
light of the rights involved in the casement, it is the opinion of the appraiser that the
