Effect of Acquisition: TTtis ib a recant tract of land that lies below graJe and would
reg0 re fill prior to development. It is situated at a cor.r but S.W. 19th Street
is a primitive road. Lind Avenue S.I.K. has curbs, and street lights and all major
utilities are available. It is zoned N-I and its highest and best use is for industrial
uses. The take area will require fill prior to development. The take will have a
minimal effect on the whole.
Remarks and Itemized Damages: No damuges or special benefits will arise as a result
of the proposed acquisition. This parcel is a parcel in a short plat which has been
approved by the City of Renton but which has not yet been finalized.
ESTIMATE OF JUST COMPENSATION (include correlation of attached supporting sales data)
1Lring the analysis of market data, the appraiser placed emphasis on Sales 01, 2, 6
and 7. Sales tl and 2 are located near the subject and Sales 06 and 7 represent
properties with very good exposure. All four sales are adjusted downward because the),
didn't require the same amount of fill and upward slightly for appreciation in indus-
trial real estate since the date of sale. After consideration of these and other factors,
it is the opinion of the appraiser that the fair market unit value of the take area of
Parcel 4 is $2.25 per square foot.
The proposed take overlaps 580,54 s.f, of a telephone company easement. In light of the
rights granted in the ensetent, it is the opinion of the appraiser that the easement repre-
sents _S' of the fee. r,erefore, the overlapping Warranty Deed take represents 7SC of fee.
