Effect of Acquisition: This vacant tract lies below road grade and would require a
significant amount of fill prior to development. The take area is less low and wet and
will require a small amount of fill. The East Valley Highway is a paved public arterial
but S.W. 19th Street is a primitive road. All major utilities are available. It is zoned H-I
and its highest and best use would be for industrial uses commensurate with the zoning.
The take will have a minimal effect on the whole.
Remarks and Itemized Damages: No damages or special benefits will arise as a result
of the pruposed acquisition. This tract is a parcel of a short plat that has been
approved by the City of Renton but which has not yet been finalized.
ESTIMATE OF JUST COMPENSATION (include correlation of attached supporting sales data)
During the analysis of market data, the appraiser placed emphasis on Sales #1, 2, 6
