The utility easement will cover a storm drainage outf&II and Improve-
ment to Springbrook Creek. The right-of-way for S4 27th St. is to be
45 feet on either side of car -- line and the warranty deeds represent
the property needed to obtain this width.

with an oil storage facility. Parcel 8 is a vacant strip of land. The land is
level and at road grade. All major utilities are available. It is a corner tract
although S.N. 27th Street is a primitive road. The zoning is H-I and the highest
and best use would be for industrial uses. The take will have a minimal effect on
the whole.
Remarks and Itemized Damages: No damages or special benefits will arise as a result
of the proposed project.
ESTIMATE OF JUST COMPENSATION (include correlation of rttached supporting salts data)
Curing the analysis of market data, the appraiser placed emphasis on Sales 01, 2,
6 and 1. Sales rl and 2 are located near the subject and Sales 06 and 7 represent
properties with very good exposure, After consideration of these and other factors,
such as appreciation since date of sale, it is the opinion of the appraiser that
the fair market unit value of the take area of Parcels 7 and 8 is $2.40 per
square foot.
The southernmost and westernmost portion of Parcel 7 are encumbered by a power line ease-
ment of indefinite width. Assuming an effective average width of 10 fer it has been
estimated that the pro reposed warranty deed take overlaps approximately 2,..1.56 s.f. of
